Perform service duties and maintain efficient operation and upkeep and repair of the property buildings in a supportive role. Oversee the maintenance personnel under the direction of the Community Manager.

Essential functions include but are not limited to the following. Other duties may be assigned based on company needs.

• Responsible for the daily repair and upkeep of the property.
• Ensure a professional appearance and attitude at all times for yourself and all personnel, and exercise sound judgment.
• Understand the community rules, policies and enforcement mechanisms and seek appropriate assistance when necessary.
• Enforce, document and report rule and policy violations both on and off regularly scheduled shifts.
• Maintain the grounds and assist the groundskeeper on a daily basis.
• Prepare vacant units for occupancy.
• Maintain care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
• Supply and upkeep of all personal tools required.
• Maintain the required property uniform and present a professional appearance and attitude at all times.
• Keep work area, tools and equipment clean.
• Provide courteous, efficient response at all times.
• Adhere to OSHA standards and company safety policies at all times.
• Be available on an on‑call basis.
• Secure the maintenance shop(s) at the close of every work day.

• HVAC certification required.
• Driver’s license required.
• Minimum 4 years working in the apartment industry as a Maintenance Supervisor or higher.
• Working knowledge of electrical, HVAC, plumbing, pool maintenance, inventory control.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to write routine reports and correspondence.

While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, crouch, or crawl; and taste or smell. The employee must frequently lift and/or move up to 25 pounds and, on rare occasions, move more than 100 pounds.

Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
