Job Description - Project Manager, Construction (2500616)

Position Summary

The Project Manager, Construction provides a single point of contact for clients to ensure that construction and development projects in the Stony Brook University Hospital (SBUH) and Health Sciences Center (HSC) facilities are integrated and performed in a timely manner to achieve successful completion. The role has overall responsibility to manage, plan, coordinate and integrate activities across multiple functional lines for completing all projects within these programs on schedule, within budget and in accordance with technical requirements.

Duties

  • Provide project and construction management to trades personnel and contract labor on new construction and renovation projects.
  • Track time and materials to ensure projects are achieved within funding constraints and allowable performance periods, initiating adjustments, extensions and scope changes as needed.
  • Maintain complete project documentation and provide monthly status briefings to the Director and Assistant Director of Construction and PMO, East Campus Facilities.
  • Provide professional direction for new construction, alteration and renovation performed by outside contractors and in-house staff, covering assigned areas of SBUH/HSC and managed satellite facilities.
  • Notify department heads and designers of project activities, scheduling and progress.
  • Collaborate with other University and Hospital units to minimize disruption to hospital buildings, systems, utilities and operations.
  • Use extensive knowledge of project financial management, tracking and implementation while maintaining budget and construction status records.
  • Coordinate with engineers, architects and administrators to ensure work complies with building codes.
  • Inspect job sites, recommend solutions to field problems and maintain safety and infection control standards.
  • Create and review Request for Qualification (RFQs), bid documents and Request for Proposals (RFPs), analyze bids and maintain contracts and purchase orders in accordance with NYS procurement guidelines.
  • Monitor expenditures for service and procurement contracts and assist with Infection Control Risk Assessments and Interim Life Safety Measures.
  • Identify errors and omissions in pre-existing project documents and provide space planning for staff relocation.
  • Anticipate and resolve field issues cost‑effectively and with minimal impact on schedule and budget.
  • Participate in scheduling meetings, represent SBUMC’s interests, coordinate equipment purchases and delivery dates with the PMO Equipment Manager.
  • Schedule and coordinate shutdowns and coordinate with in‑house partners, internal departments and vendors.
  • Maintain project records, files and reports; record change orders that develop throughout the project.
  • Ensure adherence to Hospital/HSC safety, infection control risk assessments, and safety requirements.
  • Establish weekly meetings with contractors and vendors for progress coordination.
  • Generate estimates for potential change orders, scope changes, etc.
  • Perform additional duties as required.

Qualifications – Required

  • Bachelor’s Degree and 7 years of new construction, renovation, and alteration experience with a minimum of 5 years of supervisory construction experience, or equivalent experience with 10 years of construction and 5 years of supervisory experience.
  • Strong communication skills (verbal and written) with vendors, user groups, executive leadership, design firms and construction contractors in healthcare settings.
  • Direct experience with out‑of‑the‑ground construction projects, major capital renovations and alterations.
  • Hands‑on experience in Fire Safety and NFPA standards.
  • Proficiency in applying the latest construction project management and quality assurance standards.
  • Computer literacy and experience with spreadsheets and project management programs.

Qualifications – Preferred

  • Experience with construction financial forecasting and reporting.
  • Experience working with employees in a unionized environment, The Joint Commission (TJC), OSHA, NYS DOH regulations, and codes governing health care facilities.

Pre‑Employment Requirements

  • Successful completion of a pre‑employment physical examination with medical clearance from Stony Brook Medicine's Employee Health Services.
  • Completion of an electronic reference check with a minimum of three professional references.
  • Successful completion of a four‑panel drug screen.
  • Meeting regulatory requirements for pre‑employment screenings.
  • Providing a copy of any required New York State license(s) or certificate(s).

Failure to comply with any of the above requirements could result in a delayed start date and/or revocation of the employment offer.

Anticipated Pay Range

The salary range for this position is $109,364 – $133,315 per year.
