Artcraft Management is looking for a
Maintenance Lead Technician who is hands-on, organized, and committed to providing exceptional service to our residents. If you enjoy a variety of work, have strong HVAC and maintenance skills, and want to work for a company that values its employees, we'd love to meet you.
- Lead the day-to-day maintenance operations for the community.
- Complete service requests and ensure excellent resident service.
- Coordinate apartment turns to prepare homes for new residents.
- Perform preventive maintenance to keep the property operating efficiently.
- Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, carpentry, and other building systems.
- Supervise and mentor the maintenance team.
- Maintain inventory and work with vendors when needed.
- Help maintain beautiful grounds and common areas.
- Participate in an on-call rotation for emergency maintenance.
- 3+ years of apartment or building maintenance experience.
- Leadership or supervisory experience preferred.
- Strong knowledge of HVAC, plumbing, electrical, appliances, and general repairs.
- EPA certification preferred.
- Valid Virginia driver's license.
- Excellent customer service and communication skills.
- Ability to lift up to 50 pounds and work both indoors and outdoors.

Qualifications- High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience.
- Certificates, licenses and registrations required:
Possession of valid Virginia Driver's License and proof of insurance. Running maintenance errands is an essential function of this position.
- Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience.
- Must possess a basic knowledge of, and the ability to supervise others and have an understanding of the principles and procedures of building maintenance.
- Must be able to work well with others (other employees, residents, and vendors).
- This is a position with profit/loss responsibility.
- Must have a general knowledge of maintenance and must be familiar with the interrelationship of maintenance, marketing, and management.
- Position requires a high degree of energy and human relations skills.
- This is a combination work/supervisor's position.
- Must be an excellent communicator and motivator. Requires personal contact, proper conduct, and a high level of competence and efficiency.
- This position involves overtime, holiday and weekend work, ownership of hand tools, and handling on-call emergencies, The capacity to perform sustained manual labor, work in inclement weather and climbing ladders and working on roofs is also required.
