Hourly/Non-Exempt Job Scope and Mission As a Make Ready Technician, you will be crucial in preparing vacant apartment units for new residents. Your primary responsibility will be to ensure that units are thoroughly cleaned, repaired, and renovated to meet high quality standards and attract prospective tenants. Your attention to detail, technical skills, and efficiency will contribute to our properties' overall success and occupancy rates.

Essential Duties Compliance and Safety Comply with safety codes, regulations, and Safety Data Sheets (SDS).Properly label and store all chemicals in use or not in use.

Wear PPE at all times, including back support, gloves, and protective eyewear.

Wear professional attire and Francis-issued identification while on duty.

Complete assigned Francis Property Management training.

Report hazards such as lights out, trip hazards, exposed wires, or pool chemical imbalances.

Follow lockout/tagout procedures.

Make-Ready Service Inspect vacant units and perform a thorough inspection of vacant apartment units to identify necessary repairs,maintenance tasks, and cosmetic improvements to prepare the unit for move-in, coordinating make-readywork with the Maintenance Manager.

Prepare vacant units for move-in using the make-ready checklist.

Report extraordinary make-ready needs to the Maintenance Manager.

Coordinate with property staff and vendors to minimize resident disruptions.

Coordinate with the Property Manager and Maintenance Manager to prioritize make-ready tasks based onleasing schedules and resident move-in dates.

Remove trash, debris, and unwanted items from the unit, ensuring it is clean, tidy, and odor-free.

Perform minor repairs and maintenance tasks, such as patching walls, repairing drywall, replacing light bulbs,fixing leaky faucets, and addressing minor electrical or plumbing issues.

Ensure that all systems and appliances in the unit are in proper working condition, including HVAC systems,plumbing fixtures, electrical outlets, and kitchen appliances.

Paint walls, ceilings, trim, and doors to refresh and enhance the unit's appearance.

Perform touch-up painting and refinishing to cover any surface blemishes, stains, or imperfections.

Inspect and clean flooring surfaces, including hardwood floors, tiles, and carpets, to remove stains, dirt, anddebris.

Repair or replace damaged flooring materials to ensure a clean and presentable appearance.

Financial Responsibility Maintain accurate records of maintenance activities, including work orders, inspection reports, and inventoryusage.

Physical Requirements The physical job requirements for a Make Ready Technician involve various tasks related to preparing vacantapartment units for new residents. These include manual labor, standing/walking for extended periods,bending/stooping, driving, lifting up to 50 lbs, use of tools and equipment, climbing, repetitive motions, outdoorwork, safety awareness, and physical stamina to complete daily tasks effectively.

Competencies Education High  school diploma or equivalent.

Licenses & Certifications Valid driver’s license required.

Relevant certifications or training in building maintenance, painting, carpentry, or related fields are a plus butnot required.

Experience1-2 years of previous experience in building maintenance, facilities management, or related field, with exposure to multifamily residential properties (preferred).Skills & Abilities Strong attention to detail and commitment to quality workmanship.

Basic knowledge and skills in painting, carpentry, plumbing, electrical, and general maintenance tasks.

Ability to work independently, prioritize tasks, and manage time effectively.

Excellent communication and teamwork skills.

Physical ability to lift and move heavy objects, climb ladders, and perform manual labor as needed.

Preferred:

Licenses & CertificationsEPA HVAC Type II or Universal Certification required.

Certified Pool Operator (CPO) certification required (BPO acceptable but CPO preferred).Maintain required local or state licenses.

Valid driver’s license required.

Experience2–3 years of building maintenance or facilities management experience, preferably in multifamily properties.

Skills & Abilities Technical knowledge of HVAC, plumbing, electrical, and carpentry systems.

Knowledge of safety regulations, building codes, and industry standards.

Strong communication, organizational, and problem-solving skills.

Ability to work independently, prioritize tasks, and manage responsibilities in a fast-paced environment.
