This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

• Complete assigned work orders generated from resident requests and preventative maintenance, diagnosing and repairing defects in accordance with policies, procedures, safety standards and code requirements.
• Prepare vacant apartment homes for leasing by completing pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, performing maintenance tasks and inspecting completed work.
• Track inventory of materials, supplies, equipment and tools, return unused items and reorder as needed.
• Document and track service requests accurately and in a timely fashion.
• Assist in maintaining grounds, common areas and amenities through trash pickup, pressure-washing breezeways and pool areas, general cleaning and painting curbs and signage as needed.
• Support cost-cutting and expense control programs by fixing parts when possible and practicing correct use of tools and equipment.
• Attend routine safety meetings, complete required safety training and report accidents and incidents promptly and accurately.
• Inspect work performed by contractors and vendors to verify quality standards, scope and specifications.
• Conduct routine property inspections to identify safety and risk management concerns and communicate concerns about the physical needs of the property to management.
• Monitor and ensure compliance with regulatory requirements, organizational standards and operational processes related to area(s) of responsibility.
• Report mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents promptly to appropriate individuals.
• Identify areas for improvement and offer suggestions to improve efficiency and productivity.
• Stay current with changes in technology and industry standards by attending training, research and subscribing to professional publications and apply knowledge to area(s) of responsibility.
• May be requested to assist at other Haven properties as needed.

• Provide courteous and professional service to residents, property managers, supervisors, vendors and other service providers.
• Honest in time reporting; reliable and on-time to work.
• Must have HVAC experience.
• Logical thinking to define and correct problems.
• Read, write and communicate effectively; represent company management in a support capacity and act as first point of contact for internal team members and external visitors.
• Valid driver’s license may be required.

• High school diploma or GED preferred; educational degree not required.
• At least one year of maintenance experience.
• Multi-family property management experience is preferred.
