Maintenance Supervisor - Residences at Sawmill

Location:

Summerville, SC. Full-time role with a 40-hour work week and site hours that may vary by location.

• Employee champion. Manage maintenance team, assist in employee evaluations, interview, hire, orient, and train new hires. Oversee the Make Ready process from start to finish in accordance with company policies and procedures.
• Respond to resident service requests by diagnosing issues, performing repairs, and adhering to safety standards, codes, and company procedures. Complete work orders and routine upkeep.
• Periodically inspect work by maintenance staff and contractors to ensure quality, and develop corrective action plans as needed. Maintain inventory of spare parts and materials; assist with budgeting for maintenance and capital expenses. Support cost-control efforts by repairing rather than replacing parts when appropriate.
• Stay informed of changes in technology and industry standards. Complete monthly Preventative Maintenance procedures as outlined in the policy manual.
• Demonstrate customer service skills in interactions with employees, residents, clients, and vendors. Ensure safety, cleanliness, and appearance of the property and report malfunctions or incidents. Lead safety meetings and maintain required documentation.
• Resolve customer complaints and other duties as assigned.

• Monday – Friday: 9am – 6pm
• Saturday: 10am – 5pm
• Sunday: 1pm – 5pm

• Must be available to work on weekends as scheduled and perform essential functions unaccompanied; flexible schedule including evenings, weekends, and holidays as needed.
• Must be able to work in outdoor conditions and handle physical tasks (lifting up to 20 pounds unaided and up to 50 pounds with assistance).

• Education:
  
  High School Diploma or GED. OSHA standards and MSDS regulations knowledge; technical degree preferred.
• Experience:
  
  1–3 years supervising maintenance or equivalent; 2–3 years apartment maintenance experience recommended.
• Skills:
  Strong communication, ability to connect with people at all levels; proficiency in internet, word processing, spreadsheets, and database reporting. Prior experience with property management software (Entrata/Yardi/One Site preferred).
• Licenses &
  
  Certifications:
  
  Valid driver’s license; EPA Type I/II or Universal refrigerant certification;
  Certified Pool Operator or Certified Spa Operator where required by jurisdiction.
• Physical and Travel:
  Ability to travel locally as needed; may require non-local travel for business responsibilities.
