Essential Duties and Responsibilities- Serves as a Stationary Engineer operating and maintaining stationary engines and equipment such as steam engines, boilers, air compressors, generators, turbines, and refrigeration equipment.
- Performs stationary engineer duties as needed.
- Records data (temperature, hours of operation, fuel consumption, water levels, etc.), reading dials, gauges, and manuals.
- Observe, set parameters and make control modifications to all plant equipment, alarms, fire detection system, via computer software and building automation systems.
- Responsible and knowledgeable of high voltage / switch gear.
- Perform electrical circuit switching without supervision.
- Analyze maintenance problems including emergencies and coordinate activities regarding repairs.
- Must be proficient in all plant systems (i.e. boilers, chillers, HVAC electronics, building automation systems, high voltage electrical, switch gear, and all types of lab systems).
- Must be knowledgeable of all building automation control systems.
- Perform trending, point changes system troubleshooting, and performs additional tasks and functions as required.
- Diagnose and make repairs in the field; applicants must have working knowledge of computers and ability to learn and operate new state‑of‑the‑art computer functions.
- Rotating shift work is required.
- Maintain shift coverage as needed.
- Coordinate equipment repairs and troubleshooting with the Sr. Maintenance Mechanic HVAC.
- Ensure all required forms are filled out per the direction of management.
- Adjust manual controls or override automatic controls to start or shut down equipment.
- Conduct safety tests and periodically inspect repairs, adjustments, and lubrications.
- Perform preventative maintenance of equipment as required.
- Record and report actions taken and feed chemicals and caustics into systems and devices.
- Perform basic water treatment test and observe the results of water tests.
- Follow all CBRE and regulatory agency policies and may be required to hold a license issued by a state or municipality that restricts the kinds of equipment operated to specified types and sizes.
- Operate a computer, telephone, and maintenance tools and equipment.
Qualifications for Stationary Engineer at the Murray Hill, New Jersey location include possession of a NJ High Pressure Steam Blue Seal Operator's License.
CompensationThe pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Engineer position is paying up to $45.88 per hour, per the Collective Bargaining Agreement.
