Assistant Community Manager – Lancaster, SC

Arnold Grounds Apartment Management is seeking an Assistant Community Manager for a multifamily community located in Lancaster, SC. The role focuses on apartment rentals, resident move‑ins, and lease renewals, supporting occupant retention and providing excellent customer service. The Assistant reports directly to the Community Manager and may receive direction from the Regional Property Manager. This position has no subordinates.

• Assist the community manager in maintaining occupancy levels at the affordable living community.
• Assist the community manager with renting apartments to meet occupancy goals, including conducting tours, maintaining the wait list, gathering verifications, and processing new applications.
• Familiar with HUD and LIHTC regulations.
• Obtain appropriate signatures and documentation related to the move‑in.
• Prepare move‑in packets.
• Assist with incoming/outgoing calls as needed.
• Provide tours, perform interviews, and respond to mailings and phone calls.
• Complete all move‑in paperwork, including the lease and addendums, in accordance with onsite procedures.
• Review resident notices to vacate and advise residents of their responsibilities.
• Receive rent payments, complete resident receipts, post rent payments to accounts, and update resident records.
• Comply with company policies and procedures, promote and ensure compliance with Fair Housing Laws and other federal, state, and local laws, and maintain documentation verifying compliance.
• Adhere to all company, site, and Arnold Grounds safety policies.
• Update residents’ records as necessary.
• Assist in maintaining the physical appearance of the community by picking up trash, performing minor apartment cleaning and touch‑ups, and ensuring common areas are clean and neat.
• Participate in all mandatory training programs.
• Report to work on time as scheduled and comply with the dress code.

• Ability to communicate and maintain good relationships with office employees, residents, and site staff.
• Excellent interpersonal skills and the ability to interact effectively with persons from diverse social, cultural, and ethnic backgrounds.
• Proficiency in customer service and sales.
• Good verbal communication skills.

• High School diploma, GED, or additional equivalent experience.
• Prior experience in a customer service or sales position.
• Bilingual.

The physical demands of the job include standing, walking, sitting, using hands and fingers to handle objects and tools, reaching, climbing stairs, balancing, stooping, kneeling, crouching, crawling, speaking, and hearing. The employee may occasionally lift or move up to 25 pounds. Vision requirements include close, distance, color, peripheral, and depth perception, and the ability to adjust focus. Work is primarily in a temperature‑controlled indoor environment, with occasional outdoor exposure to adverse weather conditions.
