Boiler Technician
The Department of Administration's (Admin) Division of Facilities Management and Property Services is seeking a Boiler Technician to join the team.
Facilities Management (FM) maintains and operates approximately 53 buildings which include the State House, Capitol Complex Office Buildings, the Governor’s Mansion and other buildings in the Columbia area. In this role you will provide technical services in accordance with established policies and procedures to support FM in the maintenance of building equipment. Perform daily and weekly safety check on boilers. Perform annual inspections and preventative maintenance year-round.
Accept work orders, perform corrective maintenance as necessary, and record equipment preventative maintenance.
- Perform weekly maintenance inspections, troubleshooting and repairs to boilers, boiler controls, condensate pumps, de-aerators, valves, steam piping systems, heat exchangers, hot water closed loop systems, and other boiler mechanical equipment on systems ranging from 15 psig to 125 psig steam pressure following established guidelines.
- Conduct system reviews by documenting the operating conditions of the equipment to ensure they are maintained to established guidelines including but not limited to: fuel oil levels in underground storage tanks supplying boilers and generators, assembly of water side and fire side of small heating boilers and large steam boilers, test operations of primary and secondary low water cutoffs, etc.
- Perform immediate repairs as required on equipment found to be faulty to ensure that equipment is operational.
- Respond to internal service requests for immediately required repairs by traveling to the building site and taking corrective actions required to resolve the issue.
- Keep supervision informed about the current condition of building equipment to ensure issues are quickly addressed and resolved in accordance with established policies and procedures.
- Perform other duties as required for building conditioning including on-call duties. Assist other trades with generator and inspections performed by contracted vendors.
Experience:
- A high school diploma and experience in the installation and maintenance of HVAC systems or in the operation and maintenance of HVAC mechanical and building control systems.
- Experience in the installation and repair of steam lines, valves, hot water systems and feed water systems.
- Experience in daily and weekly boiler operations to include safety checks such as primary and secondary low water cut off safeties, gas pressure, steam and modulating switches.
- Knowledge of trade safety practices, techniques, methods, requirements and practices in building operating systems.
- Skill in making emergency repairs, adjustments to trade equipment and troubleshooting direct digital controls.
- Basic computer skills.
- Ability to use judgment and initiative to complete routine work without constant supervision.
- Ability to organize, prioritize, plan and complete work.
- Ability to communicate in writing and orally.
- Ability to maintain accurate records relating to time, materials and services provided.
- Ability to work with and assist other trade specialists as needed.
- Ability to analyze building HVAC equipment.
- Must work as a part of a team or independently as necessary.
- Position may require employee to work evenings and weekends.
- Position requires frequent stooping and bending.
- Position requires routine driver duties.
- Must possess a valid Class "D" South Carolina Driver's license.
- Position requires frequent lifting and carrying up to 50lbs.
- Position may be required to report to work during emergency situations.
- Must be able to bend, stoop, crouch, kneel and stand for long periods of time; climb and work from ladders, stairs and scaffolding.
- Must be able to work in confined spaces; hot, hazardous, and noisy locations and in adverse weather conditions.
- Position may be required to work during inclement weather and emergency conditions, 37.5 hours/week, subject to 24 hours/day off duty calls & participation in on-call program on rotating basis.
