Overview
HVAC Maintenance Technician II – Join Our Big-Hearted Team. Located at Grandview Terrace in Sun City West, AZ, this role focuses on providing a safe and attractive living environment for campus residents through preventive maintenance and timely repairs of HVAC, refrigeration, plumbing, electrical systems, and related equipment.
Responsibilities- Install, operate, and maintain heating, air conditioning, refrigeration systems, commercial kitchen equipment, energy management systems, chillers, water cooling towers, and boilers; conduct regular preventive maintenance inspections and perform necessary adjustments or repairs.
- Repair or replace defective parts in units and equipment, including controls and systems; work with high and low voltage electric and communication systems (e.g., nurse call, CO2 exhaust, door entry panels, and fire alarm systems).
- Install, repair, and maintain plumbing for water systems and refrigeration/air conditioning plumbing; flush boilers; descale equipment; rebuild water pumps; monitor cooling tower and fluid cooler chemical levels.
- Perform rounds and inspections on mechanical equipment (chillers, boilers, pumps, motors, cooling towers, generators, water meters, etc.) to identify and correct potential problems before they arise.
- Receive and complete work orders; prepare and research cost estimates for projects; order materials and parts per established procedures.
- Observe and comply with relevant federal, state, and local codes; follow safety procedures and ensure appropriate safety precautions.
- Maintain records of completed work, including blueprints, sketches, diagrams, and logs.
- Operate a variety of hand and power tools used for diagnostics and troubleshooting; use light-to-medium duty equipment as needed (vehicles, boom lifts, equipment lifts).
- Lift up to 50 pounds; have the physical ability to climb ladders, work above ceilings, and access rooftops as required.
- Limit reliance on external vendors; complete critical repairs internally with mentorship when appropriate, viewing each project as an opportunity to upgrade the team s skills.
- Respond to emergencies, security, fire, and disaster events.
- Electro-mechanical training from a traditional or vocational program is preferred.
- Minimum one year of experience as an HVAC technician or in maintenance/repair roles.
- Experience with fully automated central plants and four-pipe systems.
- EPA 608 Certification – Type I and Type II required;
Universal preferred. - Ability to obtain or hold a Level 1 Fingerprint Clearance Card.
- Ability to work from sketches, plans, drawings, blueprints, and specifications; effectively convey information.
- Ability to work with high voltage (up to 460 volts) electricity and equipment for troubleshooting and repairs.
- Understanding of chemical balancing for cooling towers and closed-loop systems.
