Mortgage Foreclosure & Bankruptcy Specialist

Sunflower Bank, N.A. | Scottsdale, AZ

Responsibilities
  • Monitors foreclosure & bankruptcy actions to ensure full compliance with investor guidelines, with heavy emphasis on Fannie Mae, Freddie Mac, FHA, VA, and USDA protocols along with state and federal regulatory guidelines.
  • Understands the different legal processes (judicial vs. non-judicial) to foreclose in various states.
  • Maintains foreclosure and bankruptcy caseloads and ensures all tasks, processes, events, issues, re-projections, and holds are updated within required deadlines.
  • Provides clear verbal and written communication and timely responses with attorneys, trustees, investors, clients, and other internal employees.
  • Manages vendor and attorney networks.
  • Monitors and manages foreclosure & bankruptcy exception reports.
  • Completes special projects on an as‑needed basis.
  • Provides assistance to management in audits and loan‑level reviews.
  • Coordinates with other departments to minimize losses and mitigate risk.
  • Identifies quality compliance issues as they arise and provides appropriate feedback to management.
  • Coaches and provides on-the-job training for new hires within the foreclosure & bankruptcy department.
  • Understands mortgage loan servicing and the default, foreclosure, bankruptcy, and loss mitigation processes.
  • Supports local and outside counsel in reviewing and commenting on court documents, assisting in resolution of litigation matters and attorney inquiries, and consulting on escalated borrower issues received by management.
  • Coordinates and attends depositions, mediations, and trial appearances with counsel.
  • Refers bankruptcy loans to outside counsel to initiate filings of proof of claim, objection to plan, motion for relief, transfer of claims, and other bankruptcy-related actions.
  • Verifies and researches borrower payment history, resolves payment posting discrepancies, and ensures the company’s system of record is updated accordingly.
  • Performs other related duties as required and assigned, and demonstrates behaviors aligned with the organization’s culture and values.
  • Ensures compliance with applicable industry laws and regulations and company policies and procedures.
  • Upholds Fair and Responsible Banking practices, Code of Ethics and Conduct guidelines, and participates in the Bank’s Community Reinvestment Act program.
Qualifications
  • Experience working in foreclosure and bankruptcy, and knowledge of state and federal regulatory guidelines.
  • Experience with loan servicing systems such as MSP and PACER is preferred.
  • Excellent verbal and written communication skills.
  • Committed to providing exceptional customer service.
  • Ability to communicate courteously and effectively with borrowers, clients, attorneys, and other parties.
  • Strong organizational skills and attention to detail.
  • High-level proficiency in Microsoft Office suite and internet research activities.
  • Ability to work collaboratively with others.
Working Conditions

The physical demands of this position require the ability to perform essential job functions with or without reasonable accommodation. Employees may spend extended periods sitting or standing, using hands to operate computers or other equipment, and reaching for work-related tasks. Regular walking may be required, along with occasional bending, stooping, kneeling, or climbing. The role may involve lifting or moving items weighing up to 10 pounds.

Vision requirements include close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus.
