The Senior FP&A Analyst will play a critical role in the financial planning and cost management processes across both the property portfolio and the corporate operating platform. This position is responsible for preparing, reviewing, and monitoring annual budgets, investigating variances, identifying cost overruns, and uncovering opportunities for operational savings. This position will report directly to the CFO.
Budget & Forecast Preparation- Lead the preparation of annual operating budgets for individual properties and the corporate entity.
- Partner with property management, asset management, and department heads to develop realistic revenue, expense and capital improvements assumptions.
- Prepare periodic rolling forecasts and other long-term financial planning.
- Perform monthly and quarterly budget-to-actual variance analysis at both the property and corporate levels.
- Investigate discrepancies, identify root causes, and work with stakeholders to implement corrective action plans.
- Review CAM/NNN expenses against lease terms to ensure tenant recoveries are accurate, complete, and consistent with lease agreements.
- Prepare and present concise reports for executives and ownership, highlighting key trends and findings.
- Identify cost overruns and inefficiencies in operating expenses, vendor contracts, utilities, maintenance, and administrative functions, and make recommendations for process improvements and cost-savings.
- Serve as a financial partner to asset managers, project managers and department leaders to provide key insights into financial performance.
- Work closely with the accounting team in preparing financial reports, identifying causes of variances, and adjusting the books as necessary.
- Bachelor’s degree in Accounting and/or Finance.
- 3-7 years of experience in budgeting, FP&A, financial reporting or financial analysis.
- Moderate-to-advanced Excel user. Competencies in Power
BI or Tableau is a bonus. - Good working knowledge of GAAP. You don’t need to recite ASC 842, but you should understand how accruals work, how to read a balance sheet, and not mix up debits and credits.
- Ability to communicate financial concepts clearly to non-financial stakeholders. You’ll regularly translate financial information into plain English for operational leaders.
- High ownership over work product. The FP&A function is a department of one reporting directly to the CFO. You will not be micromanaged.
- Operationally minded. This role will be working closely with operations teams and does not merely live inside a spreadsheet.
- Comfortable with being professionally disagreeable. The job involves identifying inefficiencies, mistakes, and cost overruns, which can require respectful but candid conversations.
- Accurate, well-supported budgets delivered on time across the portfolio.
- Clear visibility into budget variances and actionable plans to address them.
- Measurable reductions in controllable expenses and improved cost discipline.
- Strong partnership with operations leading to better financial decision-making.
