Essential Duties & Responsibilities- Community Maintenance – Regular/daily onsite attendance required.
- Cleaning, trash removal, and general maintenance of grounds and residential areas, including make‑ready units and common areas.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Ensure repairs and replacements necessary for community common areas and units.
- Daily clean‑up of the exterior of the community, including grounds, breezeways, and all common areas.
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Follow Asset key policy and maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
- Provide excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Maintain consistency in dealing with residents on all matters and enforce community policies as delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Basic computer skills and ability to use on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement to accomplish tasks, including traversing flat and uneven terrain.
- Frequent use of ladders, stairs, ramps, step stools, overhead positions, and repeated motions that may involve wrist and hand movements; lifting and placing objects up to 100+ lbs.; operating motor vehicles and/or golf carts; exposure to outdoor weather elements and hazardous chemicals.
- Occasional confinement in tight spaces and prolonged standing or sitting; operation of machinery and power tools; assessment and reporting of work accuracy; willingness to work overtime, weekends, night hours (on‑call emergencies).
Salary Range: $20 per hour to $20 per hour.
