The Site Manager oversees all hard and soft facilities management (FM) services at our new Central Distribution Centre. This role ensures a safe, compliant, and highly efficient environment to support 24/7 supply chain operations.
Key Responsibilities Hard Services & Maintenance Management- HVAC & AC Systems: Oversee routine servicing, repairs, and efficiency monitoring for all industrial air conditioning and climate control systems.
- Fire & Life Safety (FFS): Maintain, test, and audit all Fire Fighting Systems, alarms, sprinklers, and suppression equipment to meet local regulatory codes.
- Asset Management: Coordinate preventative and corrective maintenance for building infrastructure, dock levelers, lighting, and backup power generators.
- Vendor Management: Supervise external engineering contractors to ensure high-quality, timely repairs with minimal operational downtime.
- Janitorial & Cleaning: Manage the on-site cleaning team or third-party providers to maintain strict hygiene standards across the warehouse floor, offices, and welfare areas.
- Waste Management: Direct industrial, recyclable, and general waste streams, ensuring strict compliance with environmental regulations and corporate sustainability goals.
- Pest Control: Oversee routine monitoring and treatment programs tailored for large-scale logistics environments.
- Grounds Maintenance: Ensure safe access to loading bays, parking lots, and external perimeters.
- Serve as the primary point of contact for health, safety, and environmental (HSE) audits.
- Ensure all contractors complete risk assessments and method statements (RAMS) before starting work.
- Maintain accurate records of statutory compliance certificates, building permits, and maintenance logs.
- Manage the site's annual FM operational budget (OpEx) and contribute to capital expenditure (Cap Ex) planning.
- Review contractor invoices, negotiate service level agreements (SLAs), and drive cost-saving initiatives.
- Experience: Minimum 10+ years in Facilities Management, specifically within large logistics centres, manufacturing hubs, or distribution warehouses.
- Technical Knowledge: Strong understanding of industrial HVAC, FFS regulations, and automated building management systems (BMS).
- Education: Bachelor's degree in Engineering, Facilities Management, Business Administration, or a related field. Professional FM certifications (e.g., ISO, IWFM, IFMA, or NEBOSH) are highly desirable.
- Leadership: Proven experience managing diverse teams of technical technicians and soft-service contractors.
- Problem Solving: Ability to respond quickly to site emergencies outside of standard working hours.
