We're looking for a highly organized, detail-driven Resident Accounts Coordinator to join our team at Monticello Falls Church. You'll manage rent collections, resident account accuracy, lease renewals, and Section 8/Housing Choice Voucher compliance, helping keep our community's finances on track and our residents' experience running smoothly.

What You'll Do
  • Post rental collections and process resident check payments daily, investigate and resolve ACH payment errors, and post Section 8 remittances.
  • Make daily bank deposits and maintain accurate resident account ledgers, responding promptly to resident account inquiries.
  • Manage delinquency proactively through efficient rent collections, timely posting, and adherence to legal notice and filing procedures.
  • Follow up on delinquent accounts, perform skip checks, and coordinate eviction filings with the appropriate attorney as needed.
  • Prepare and submit the monthly collections report and run the rent roll to verify rents, issue NSF notices, and process related account adjustments.
  • Administer Section 8/Housing Choice Voucher lease expirations, renewals, and required correspondence with residents and the local housing authority.
  • Conduct bimonthly renters insurance audits, enroll residents in the master policy when required, and send expiration and non-compliance notices.
  • Prepare lease renewal proposals, send renewal reminders, and maintain the monthly renewal schedule, including voucher recertifications and HAP updates.
  • Perform monthly new-lease and renewal audits, verifying resident files, leases, and ledgers for accuracy.
  • Coordinate final utility billing, assess move-out damage charges, and finalize move-outs and final account statements.
  • Process invoices for payment, reconcile company credit card expenses, and support monthly budget and rent roll audits.
  • Maintain positive working relationships with residents, vendors, and contractors serving the property.

$75,000–$80,000 annually, with final compensation based on experience. This position is also eligible for quarterly bonuses and monthly renewal commissions.

Required Qualifications
  • Minimum of two years of related experience in property management accounting, bookkeeping, or a similar administrative/financial role, preferably within multi-family housing.
