Operating Engineer - Healthcare Facility
At JLL, we are seeking a skilled Operating Engineer to join our team supporting a client's healthcare facility in Seattle, WA. In this role, you will be responsible for the installation, repair, and maintenance of electrical equipment, controls, and plumbing systems throughout the interior and exterior of the facility.
You'll conduct routine assessments of building systems operations, perform tests, analyze data, and monitor all mechanical and electrical operating equipment.
- Oversee, monitor, and maintain HVAC operations through building automation systems, including electrical systems, emergency backup systems, and hot water systems
- Monitor, adjust, and maintain chilled water systems, air conditioning equipment, boilers, ventilation systems, water heaters, pumps, valves, piping, and filters
- Record readings and make necessary adjustments to ensure proper equipment operation and efficiency
- Analyze various system operations, troubleshoot problems/malfunctions, and implement appropriate corrective actions
- Perform preventive maintenance on base building and critical system equipment, including cleanup, documentation, and reporting supply needs
- Install and repair bearings in motors, replace pump seals, repair piping, valves, filters, hot water systems and associated controls
- Collaborate with other mechanics and operators on major repairs and maintenance projects
- Maintain accurate logs, document equipment repairs, close work orders, and track time in required reports
- High school diploma or GED
- Comprehensive knowledge of OSHA standards and local building codes
- Minimum 2+ years of hands‑on experience with electrical systems, plumbing, and HVAC equipment
- Ability to visually inspect machinery and buildings
- Physical capability to frequently navigate stairs, climb ladders up to 40 feet, and lift 60 lbs repeatedly
- Flexibility to access difficult equipment areas for inspections and maintenance
- Strong problem‑solving skills and ability to work independently
- Commitment to safety protocols and procedures
- 2+ years of related trade schooling/college or 5+ years of field experience
- Experience in healthcare environments and compliance requirements
- Familiarity with emergency backup systems (generators, UPS, etc.)
- Experience with CMMS/TMS systems for maintenance management
- Proficiency with basic hand tools and technical equipment
- Strong communication skills and team‑oriented mindset

Estimated total compensation for this position: 8, – 89,606.40 USD per year
