The Property Accountant accurately posts entries and reports on the book of accounts for assigned properties. The purpose of this job description is to communicate the overall purposes, key responsibilities and duties associated with the position of Property Accountant. - Must be able to work at a fast pace, perform duties while under pressure and meet deadlines in a timely manner, to interact/communicate with other employees, owners, tenants, vendors, and the public in a professional and pleasant manner.
- Maintain accurate and complete financial records for all assigned accounts.
- Process and post entries to the appropriate accounting software program.
- Post all cash receipts received from owners/tenants and monthly recurring charges to owners/tenants.
- Prepare owner/client invoices and tenant charge-backs for processing.
- Respond to all client/tenant requests or complaints in a timely, efficient and courteous manner in accordance with Ciminelli and or property owner guidelines.
- Reconcile bank accounts for assigned properties.
- Maintain books of account and supporting sub-ledger detail for assigned properties. Review all subledgers for accuracy of information.
- Prepare and bill the annual operating expense reconciliations for assigned properties.
- Review, evaluate, and analyze accounts to ensure accurate and complete financial presentation. Reconcile discrepancies and correct extensive problems within three business days.
- Prepare financial reports within assigned time frames for distribution.
- Assist with the preparation and distribution of annual property budgets.
- Execute all year-end processes as directed.
- Assist with the review, abstract, and/or entry of new leases/renewals into MRI as directed by the Controller.
- Perform additional duties as assigned by the Controller.
- Deposit checks via remote deposit scanner and/or physically at a bank as necessary

- Willingness and ability to learn additional software packages as required.
- Ability to establish strong interpersonal relationships with team members.

Associate Degree or related work experience
Experience:
Knowledge of property management or related field
- Basic bookkeeping
- Administrative background
- Typing Skills
- Basic computer knowledge - familiar with Microsoft Word, Excel, and Outlook. Other computer software skills a plus.
- Oral and written communication skills to the degree of being able to communicate with Owners, Tenants, Vendors, and representatives of Ciminelli Real Estate Services of Florida, LLC.
- Legible penmanship and ability to fill out forms and other paperwork.
- Organizational and interpersonal skills necessary to provide clerical and administrative support.
- Ability to operate typical office machines (copier, postage meter, fax, etc.).
- Ability to work with figures, make bank deposits and compute cash balances.
- Customer service skills in order to resolve problems, answer questions and assist the Controller with Tenant questions.
- Ability to work unsupervised and be self-motivated while motivating others.
- Professional phone manner.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
