Construction Project Manager

The Waterproofing Construction Project Manager is responsible for overseeing and coordinating all aspects of commercial waterproofing projects from pre-construction through closeout. This role manages multiple projects simultaneously and ensures work is completed safely, on schedule, within budget, and in accordance with industry standards and contract requirements. Responsibilities include reviewing drawings and specifications, developing schedules, procuring materials, coordinating field teams, and monitoring project progress and documentation.

Duties and Responsibilities

• Manage commercial waterproofing projects to ensure all scopes of work are completed per industry standards, job specifications, and profitability goals.
• Review and analyze construction drawings, specifications, and details specific to waterproofing systems.
• Prepare accurate take-offs and assist in developing comprehensive bids.
• Communicate with owners, general contractors, and consulting engineers throughout all project phases.
• Continuously collect and update current pricing from vendors and suppliers.
• Procure materials, tools, and equipment, ensuring all items are assigned proper purchase orders.
• Coordinate all project details, materials, scope clarifications, and expectations with the Foreman and field crews.
• Initiate and manage the submittal process upon contract award, including product data, shop drawings, RFIs, and additional submittals.
• Prepare and process change orders and additional documentation as required.
• Conduct site visits as needed to support field operations and ensure crews have updated plans and owner expectations.
• Communicate scheduling updates and project needs with the Foreman and ownership team.
• Ensure company equipment, vehicles, and tools are properly operated and maintained.
• Complete project closeout activities, including warranties (when applicable), final inspections, punch lists, and closeout documentation.
• Document substantial and final completion dates and ensure all contractual obligations are met.

Required Skills and Abilities

• Ability to read and interpret commercial construction plans, specifications, and waterproofing details.
• Proficiency in Microsoft Excel and Word, as well as commercial estimating software.
• Strong understanding of OSHA requirements, construction safety standards, and waterproofing products and installation methods.
• Ability to create comprehensive estimates for commercial waterproofing projects.
• Highly self-motivated with strong organizational and time-management skills.
• Ability to multitask across active projects, bidding efforts, and post-project closeout responsibilities.

Education and Experience

• Bachelor’s degree in Construction Management, Engineering, or related field, or equivalent work experience.
• Minimum of two (2) years of related construction or waterproofing experience required.
• Valid driver’s license required.

Physical Requirements

• Prolonged periods of sitting at a desk and working on a computer.
• Occasional site visits requiring walking, standing, and navigating active construction environments.
