Position: Construction Project Manager
Requisite
Experience:
5+ years of experience in construction/development as a Project Manager
Responsibilities- Manage, supervise, and coordinate ground-up new unit development, scrape & rebuilds, remodels, facility support, and special projects
- Obtain consultant fee proposals from architects, engineers, and any other consultants deemed necessary for the project
- Manages site sketch development and obtains internal/corporate approvals and presentations to Municipal officials through Pre-Application, Planning, Zoning, and DRC meetings
- Develop project budgets & scopes of work. Monitor and report project costs regularly.
- Coordinate and review soils, surveys, and environmental reports
- Manage and coordinate architects, engineers, and other consultants to prepare plans and specifications needed for permitting and construction
- Review construction documents to ensure their completeness and that they are within the established standards
- Coordinate the submittal of permit and utility applications
- Coordinate the contractor's competitive bid process to provide the best value for each project
- Help vet and select appropriate contractors for each project
- Perform on-site management and oversight during all project phases
- Coordinate projects with store teams, general contractors, internal parties (IT, Facilities, Legal etc), and sub-contractors as needed to provide minimal impact to store operations
- Review/approve work orders, change orders, draw requests, and other development invoices
- Order dining room furniture and kitchen equipment packages. Coordinate the delivery/installation of soda machines, security systems, music systems, menu boards, murals, etc
- Oversee final inspections and coordinate the delivery of project close-out packages
- Routinely visit locations to confirm prior work is holding up, identify potential future issues, & assist Store Operations as needed
- Exceptional knowledge of design and construction processes and techniques, project planning, scheduling, budgeting, and construction administration
- Must be well organized while managing multiple concurrent projects that require both owner-furnished agreements and GC contracts
- Must have strong budgeting, scheduling, and scope development skills to be able to accomplish tasks independently
- Requires excellent forecasting of budget trends and schedule impacts with the ability to develop alternative plans to maintain project objectives
