Our company is seeking an experienced Project Manager to oversee and manage commercial waterproofing construction projects from bidding through closeout. The Project Manager is responsible for the coordination, execution, documentation, and successful completion of assigned projects while ensuring work is completed safely, efficiently, profitably, and in accordance with industry standards, project specifications, and company expectations.

This role requires strong knowledge of commercial construction plans, waterproofing systems, estimating, scheduling, procurement, project documentation, and field coordination. The Project Manager may be responsible for managing multiple projects at one time and must be able to communicate effectively with owners, general contractors, consulting engineers, vendors, Foremen, field crews, and internal teams

Duties/Responsibilities
  • Manage commercial waterproofing projects to ensure all scopes of work are completed according to industry standards, job-specific requirements, project specifications, and company quality expectations
  • Oversee projects from pre-construction and bidding through completion, closeout, warranty, and final documentation
  • Review and analyze drawings, specifications, details, scopes of work, addenda, and project requirements
  • Prepare accurate take-offs and comprehensive estimates for waterproofing scopes
  • Communicate with owners, general contractors, consulting engineers, architects, and other project stakeholders to clarify scope, pricing, schedule, and project requirements
  • Develop, establish, and monitor project schedules, deadlines, milestones, and manpower needs
  • Procure required materials, tools, equipment, and subcontracted services as needed for each project
  • Constantly collect and maintain current pricing from vendors, suppliers, and subcontractors
  • Ensure materials, tools, equipment, scope clarifications, drawings, and project details are properly communicated to the Foreman and field crew
  • Initiate and manage the submittal process after contract award, including gathering and submitting all required product information, technical data, safety documentation, and project-specific requirements
  • Ensure all materials have assigned purchase orders and that necessary paperwork is completed accurately and on time
  • Prepare, submit, and track change orders, RFIs, additional product submittals, shop drawings, purchase orders, closeout documents, warranties, and other project-related documentation
  • Make necessary site visits to monitor project progress, review field conditions, support the Foreman, and ensure work aligns with updated plans, specifications, owner expectations, and safety requirements
  • Communicate regularly with the Foreman regarding scheduling, manpower, material needs, field issues, production expectations, and concerns communicated by the ownership or project team
  • Coordinate with field teams to resolve job site issues, scope conflicts, sequencing concerns, and changes in project conditions
  • Monitor and document project progress, costs, productivity, schedule impacts, and completion status
  • Manage projects to ensure profitability, cost control, quality workmanship, and customer satisfaction
  • Operate and care for company equipment, vehicles, and small tools as required
  • Ensure company equipment, vehicles, and tools are used properly, maintained appropriately, and returned in good condition
  • Communicate professionally with all parties involved in the project and maintain accurate documentation of project correspondence
  • Finalize contracts at the end of each project by completing closeout documentation, issuing warranties when applicable, preparing final inspection punch lists, and resolving remaining project items
  • Document substantial completion and final completion dates and communicate them to all required parties
  • Support and uphold a company culture built on respect, safety, accountability, teamwork, and continuous improvement
Required Skills/Abilities
  • Must be able to read, understand, and interpret commercial construction plans, specifications, details, drawings, and waterproofing scopes
  • Strong knowledge and understanding of waterproofing products, systems, materials, installation methods, and industry best practices
  • Ability to create comprehensive estimates for waterproofing and commercial construction projects
  • Must demonstrate knowledge of construction plans, OSHA procedures, safety requirements, and project compliance standards
  • Proficiency in Microsoft Excel, Microsoft Word, and commercial estimating software
  • Strong organizational and multitasking skills, with the ability to manage active projects, pre-construction duties, bidding responsibilities, and post-project closeout tasks
  • Ability to manage multiple projects at one time while maintaining accuracy, communication, and deadlines
  • Strong written and verbal communication skills
  • Ability to work effectively with owners, general contractors, consulting engineers, vendors, Foremen, field crews, and internal departments
