POSITION SUMMARY

The General Superintendent leads the construction process and maximizes the team’s potential to safely deliver a successful project. The General Superintendent, as an extension to the Operations Manager, will act as an ambassador of the Manhattan brand ensuring clients, users, and the local community are proud of and satisfied with the development of our projects. Responsible for safety, scheduled delivery, quality of work, and adherence to budget across multiple projects.

This position requires strong leadership, organizational and time‑management skills, and strong communication and client‑service skills.

MAJOR DUTIES & RESPONSIBILITIES
  • Manage construction risks on assigned projects.
  • Develop and implement remedies to address cost overruns or schedule slippages.
  • Assist with the implementation and interpretation of Company safety programs.
  • Deliver a quality project that meets the client’s agreed specifications on time and within budget.
  • Ensure the appropriate project reporting is completed within the agreed timeframe and provide clear direction to the project team.
  • Ensure project schedule is built per company policies and all activities occur on or ahead of scheduled dates.
  • Take part in the review of bid schedules and General Conditions estimates.
  • Attend and participate in project meetings, including subcontractor meetings.
  • Assist with the Pre Con/Estimating phase on assigned projects.
  • Attend project status report reviews.
  • Act in accordance with Guiding Principles and exhibit attributes matching the Way We Work.
  • Other duties as assigned.

JOB SKILLS & ABILITIES GUIDELINES
  • Track record of working on large construction projects.
  • Experience with risk management and claim resolution.
  • Broad understanding of industry.
  • Strong written and verbal communication skills.
  • Functions effectively as a leader of a team.
  • Exhibits strong leadership qualities.
  • Strong decision‑making and problem‑solving skills.
  • Computer knowledge and efficiency, including Microsoft Office products.

MINIMUM QUALIFICATIONS
  • Bachelor’s Degree in Construction Management, Engineering, or equivalent. May substitute required education with related experience on a one‑to‑one basis.
  • 15 years of industry experience.
WORKING CONDITIONS AND PHYSICAL EFFORTS
  • Must adapt to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
  • Ability to physically stand, bend, sit for long periods, and squat throughout the day.
  • Ability to repeat the same movements.
  • Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
  • Ability to compose, send, and reply to emails and written correspondence.
  • Must be able to lift, pull, or move up to 50 pounds at a time.
  • Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver’s License).
  • Exposure to characteristic construction site hazards.
