An established custom residential construction company is seeking an experienced Senior Project Manager to join its team.
The Senior Project Manager manages custom residential projects through construction and serves as a primary point of contact for clients throughout the project. This position works closely with Construction Superintendents, Interior and Architectural Designers, Operations, subcontractors, vendors, and clients to ensure projects are well coordinated, properly documented, and delivered according to the company's standards for quality, schedule, and budget.
The ideal candidate is an experienced residential construction professional who is highly organized, proactive, solutions-oriented, and comfortable taking ownership of complex projects.
Key ResponsibilitiesTake ownership of the Selections and Buyout, ensuring selections, changes, and buyouts are processed accurately and in a timely manner.
Monitor procurement timelines and coordinate with vendors and subcontractors to ensure materials and scopes are delivered per the project schedule.
Maintain and actively manage overall project schedules, track key milestones, identify potential delays, and proactively implement mitigation strategies.
Identify long-lead materials and items early and coordinate their timely release for fabrication and delivery.
Lead and document regular internal project review meetings to maintain alignment between Preconstruction, Design, and Operations.
Consistently monitor project budgets and maintain strong budget discipline throughout the project.
Ensure project documentation is current, organized, and properly maintained, including contracts, specifications, drawings, selections, and change orders.
Serve as a primary point of contact for clients and provide consistent communication regarding project progress, selections, change orders, schedules, and other project matters.
Work with management to identify and address budget issues and make timely adjustments when unexpected complications arise.
Collaborate with clients, Construction Managers, management, subcontractors, vendors, and design professionals to resolve construction, design, scheduling, and scope-related issues.
Develop and maintain strong professional relationships with owners, managers, designers, supervisors, subcontractors, and suppliers.
Coordinate available utilities at project properties as needed.
Assist with bidding when necessary, including distributing plans, performing takeoffs, compiling information, and ensuring bids are thorough and accurate.
Review bids for accuracy and completeness when necessary.
Manage and coordinate Change Orders with Construction Superintendents and Operations in a timely and efficient manner.
Support field operations by assisting with clarification of design intent, scope interpretation, and coordination with design professionals.
Participate in milestone walkthroughs and help ensure readiness for key construction phases, including framing, MEP, finishes, and closeout.
Maintain a working knowledge of applicable city, county, state, HOA, and other municipal requirements and restrictions.
Establish and maintain clear communication channels between the office, Construction Managers, subcontractors, vendors, and clients.
Serve as a liaison between Interior and Architectural Designers, Draftsmen, Operations, Construction Superintendents, and clients to facilitate collaboration throughout construction.
Assist with redlining blueprints before and during construction.
Perform other duties as assigned by management.
Qualifications & ExperienceMinimum 5 years of project management experience in residential construction.
Demonstrated experience managing custom residential construction projects is required.
Bachelor's degree in Construction Management, Building Science, Architecture, Engineering, or a related field preferred.
Strong understanding of residential construction processes, sequencing, materials, and building practices.
Ability to read and understand architectural and construction drawings and specifications.
Working knowledge of Florida Building Codes and residential construction requirements.
Experience with project schedules, budgets, procurement, bidding, change orders, and project documentation.
Strong understanding of the relationship between design, procurement, construction, and project schedules.
Basic understanding of accounting and construction financial management.
Strong technology skills and the ability to learn and effectively use project management and company systems.
Valid driver's license and reliable transportation.
