Electrical Superintendent Job Description

The Electrical Superintendent oversees all field operations related to electrical construction on ground-up, multi-family garden-style apartment communities. This role provides day-to-day leadership to field personnel, subcontractors, and vendors to ensure that all electrical work is completed safely, on schedule, within budget, and in full compliance with project plans, specifications, codes, and quality standards. Typical projects range from 150 to over 500 units and include amenities such as clubhouses, pools, detached garages, site lighting, underground electrical distribution, and tenant-ready residential units.

This position reports to the Project Manager and General Superintendent and plays a key role in successful project delivery and closeout.

Responsibilities
  • Manage all daily electrical construction activities across multiple apartment buildings and site-wide electrical infrastructure for ground-up multi-family garden-style projects.
  • Coordinate labor, materials, equipment, and subcontractors to maintain and improve project schedules.
  • Direct and supervise foremen, electricians, apprentices, and subcontracted electrical crews to ensure safe, efficient, and high-quality work.
  • Conduct regular site walks to monitor productivity, workmanship, and compliance with project requirements and standards.
  • Ensure proper installation of power distribution, lighting, fire alarm systems, low-voltage systems, site lighting, and electrical service equipment.
  • Collaborate closely with the Project Manager, General Contractor, and other trades to coordinate construction activities and resolve field conflicts.
  • Participate in weekly coordination and progress meetings to review status, address issues, and plan upcoming work.
  • Review construction schedules and develop detailed short-term work plans to meet key milestone dates.
  • Identify potential delays or constraints and proactively implement solutions to maintain project timelines.
  • Verify that all electrical work is performed in accordance with NEC requirements, local building codes, project specifications, and approved drawings.
  • Perform inspections of in-progress and completed work, promptly addressing deficiencies and nonconforming items.
  • Coordinate rough-in, above-ceiling, final inspections, and utility company inspections to support timely approvals and energization.
  • Ensure punch list items are identified, tracked, and completed efficiently to support successful project turnover.
  • Promote and enforce company safety policies and OSHA regulations across all field operations.
  • Conduct toolbox talks and daily safety reviews with field personnel to reinforce safe work practices and hazard awareness.
  • Maintain a clean, organized, and safe jobsite environment, including proper housekeeping and material storage.
  • Investigate and document safety incidents, near misses, and hazards, and implement corrective actions as necessary.
  • Forecast manpower requirements for upcoming project phases and adjust staffing to meet schedule and productivity goals.
  • Coordinate procurement and timely delivery of materials to support project schedules and avoid work interruptions.
  • Monitor equipment utilization and productivity, ensuring efficient use of tools and machinery.
  • Track material inventories and prevent shortages or overages that may impact progress or budget.
  • Maintain detailed daily reports documenting manpower, work performed, inspections, issues, and site conditions.
  • Review and interpret blueprints, electrical drawings, specifications, and RFIs to guide field installation and resolve discrepancies.
  • Assist with change order documentation, scope adjustments, and field-driven changes impacting electrical work.
  • Communicate project status, risks, and field concerns clearly and regularly to project leadership.
  • Support achievement of key performance indicators such as project schedule milestones, first-pass inspection approvals, quality of installation, labor productivity, safety performance, and successful project turnover and closeout.
Essential Skills
  • Minimum of 7 years of electrical construction experience, including at least 3 years in a superintendent or lead foreman role overseeing electrical installations on multi‑family, residential, hospitality, or commercial projects.
  • Strong understanding of the National Electrical Code (NEC), OSHA standards, and local building codes.
  • Ability to read and interpret electrical plans, specifications, shop drawings, and related construction documents.
  • Experience coordinating with utility providers and local authorities having jurisdiction (AHJs).
  • Proficiency in scheduling and project coordination for electrical construction activities.
  • Demonstrated leadership skills with the ability to manage and mentor field teams and subcontractors effectively.
  • Strong verbal and written communication skills for interacting with project leadership, field personnel, and external stakeholders.
