Morrison Avenue Capital Partners, a leading Southeast multifamily and student real estate investment firm, seeks aDirector of Asset Management to lead the firm’s asset management team and oversee its rapidly growing multifamily portfolio.

The Director of Asset Managementmaximizes the overall performance of a portfolio of multifamily and student assets and ensures adherence to the strategic business and financial plan of each asset. The candidate will lead an asset management team of directors, portfolio managers, and analysts, and will work closely with other company teams, including acquisitions, finance, and accounting.

The ideal candidate will have 10+ years of prior asset management experience.

The Director of Asset Management will driveresults throughout the portfolio, implement and overseeinstitutional-quality investor reporting,manage third-party property management teams, budget and direct renovations and new construction, and oversee asset-level budgets and performance. The Morrison Avenue portfolio comprises over two dozen projects, including new construction, value-add acquisitions, and student housing in the southeastern United States. Utilizing an ownership mentality, the Director of Asset Management will set and implement team goals and priorities to ensure portfolio assets perform at the highest level.

Key Responsibilities:
  • Create and execute asset management strategies to achieve underwriting proforma goals across a multifamily real estate portfolio located in the southeastern US.
  • Supervise third-party management efforts regarding leasing/marketing, budgeting, cost savings, rental rates, concessions, delinquencies, etc. to optimize and maximize net operating income and cash flow to investors.
  • Develop and maintain overall strategy for uniform, institutional-level asset management policies and procedures.
  • Effectively communicate with all stakeholders, including employees, coworkers, owners, lenders, investors, and partners on the status of the portfolio versus expectations.
  • Oversee written and verbal updates to institutional investor clients, including both property-specific and fund-level operational and financial communications.
  • For all portfolio assets, act as internal strategist, lead the annual budgeting process, and oversee internal and external reports.
  • Lead all lender and insurance relationships, ensuring all assets are maintained and following all regulatory compliance.
  • Manage market intelligence and ensure competitiveness with the firm’s assets.
  • Review financial reports and review variance analysis, monitoring of budgets, and financial modeling of assets for entire portfolio.
  • Forecast balance sheet and income statement analysis as well as cash flows, capital distributions, and investor returns.
  • Develop sensitivity analysis to showcase key value drivers that support pricing decisions.
  • Analyze management and vendor contracts and fund-level operating agreements.
  • Supervise all capital improvement projects including draw processes, progress tracking and compliance with local laws.
Education & Experience

Required:
  • 10+ years institutional CRE asset management experience, ideally with an emphasis on multifamily properties.
  • Advanced Excel, financial modeling, and reporting abilities and experience.
  • Proven communication and marketing expertise, including fluency in digital marketing.
  • Bachelor’s degree or higher.
  • Proven problem-solving, conceptual thinking, and analytical abilities.
  • Strong process improvement and project management abilities, executive-level communication skills, and relationshipbuildingskills.
  • Ability to travel as portfolio demands dictate, estimated at 10-25% of time.
