About this position:

The Director of Real Estate & Facilities – Florida Region, provides strategic leadership for all facilities, construction, maintenance, remodeling, and real estate initiatives throughout LMCU’s Florida footprint. This role is responsible for ensuring our branches and facilities operate efficiently, safely, and in compliance with all applicable regulations while supporting the continued growth of the organization. As a key leader, you will identify and evaluate new real estate opportunities, oversee facility development and capital improvement projects, manage vendor and contractor relationships, and lead facility operations across multiple locations.

This position plays a vital role in shaping LMCU’s growth strategy in Florida through thoughtful planning, operational excellence, and strong cross-functional partnerships.

What you’ll do:

Real Estate Strategy & Development

  • Identify, evaluate, and investigate potential real estate opportunities that support LMCU’s growth throughout Florida.
  • Present site recommendations, feasibility assessments, and development opportunities to the SVP of Real Estate.
  • Partner with municipalities, civil engineers, architects, and consultants throughout the site selection, planning, and approval processes.
  • Support branch expansion efforts through facility planning, site development, and construction oversight.
  • Review contractor proposals, project plans, and blueprints while collaborating with leadership on project approvals.

Construction & Capital Project Management

  • Lead all construction, renovation, and major remodeling projects across the Florida region from planning through completion.
  • Develop project budgets, schedules, and resource plans to ensure successful project delivery.
  • Coordinate infrastructure, building systems, security, signage, drive-thru systems, ATMs, and other branch-related installations.
  • Monitor project performance, contractor activities, and expenditures to ensure quality, compliance, and cost control.
  • Provide strategic recommendations regarding capital improvements, facility upgrades, and long-term asset planning.

Facilities Operations & Maintenance

  • Oversee facility operations and maintenance programs for all owned and leased properties throughout the region.
  • Develop and lead preventative maintenance strategies for building systems, utilities, generators, HVAC, electrical, plumbing, roofing, landscaping, and related infrastructure.
  • Conduct facility inspections and ensure all properties are maintained to the highest operational and aesthetic standards.
  • Respond to facility emergencies and coordinate recovery efforts when necessary.
  • Partner with branch and department leaders to address facility needs and maintain exceptional workplace environments.

Vendor, Contract & Fleet Management

  • Negotiate and manage vendor contracts for maintenance, construction, janitorial, landscaping, HVAC, security, and other facility services.
  • Evaluate vendor performance and ensure compliance with contractual expectations and service levels.
  • Review and approve project invoices, contractor work, and service agreements within established guidelines.
  • Administer LMCU’s Florida fleet program, including vehicle procurement, leasing, registration, insurance, and disposition.
  • Identify cost‑saving opportunities while maintaining service quality and operational effectiveness.

Leadership, Financial Management & Compliance

  • Lead, coach, and develop facilities personnel while fostering a culture of accountability, teamwork, and continuous improvement.
  • Develop and manage annual operating and capital budgets for facilities and real estate activities.
  • Ensure compliance with OSHA regulations, ADA requirements, building and fire codes, and all applicable federal, state, and local regulations.
