IRT Living is currently seeking a Marketing Manager to join our Marketing team and drive the strategy, execution, and performance of marketing programs across our portfolio of apartment communities. Leveraging your subject matter expertise in integrated marketing, you'll support, guide, and provide feedback to on-site teams on building a community's brand identity and executing integrated marketing programs that convert into qualified leads and leases.
This is a hands-on role for someone who can conceptualize a campaign, execute it in the field, and read the performance data to know what's working. You'll review and analyze marketing performance metrics and ROI, and bring creative, data-informed solutions to programs that aren't meeting expectations. Multifamily marketing experience is highly valued.
- Philadelphia or Tampa candidates must accommodate a hybrid work schedule
- Remote In-Market candidates must reside in/near DFW, Houston, Memphis or Nashville
- Serve as the primary marketing partner to on-site teams within their assigned markets, providing marketing strategy, tools, and campaign execution while helping ensure the total portfolio hits its performance goals.
- Develop the value proposition for each community and ensure it comes through consistently across its website and advertising.
- Equip on-site teams with the tools, campaigns, and resources they need for effective outreach and lead generation.
- Strategize and develop promotional marketing materials, including electronic and print media, leveraging AI and generative AI tools to improve the speed and quality of output.
- Work within each community's marketing budget to drive lead generation and conversion performance against established metrics and goals.
- Monitor lead generation and conversion performance daily, and take action to course-correct when a community is not hitting its goals or expectations.
- Conduct ongoing audits of websites and advertising sources across their assigned markets to ensure accuracy, competitiveness, and performance.
- Partner with the Digital Marketing team to align community-level campaigns with paid search, SEO, and local search strategy.
- Own community newsletters, prospect outreach, the preferred employer program, and AI leasing assistant updates to ensure customers can get answers 24/7, and support resident campaigns and communication.
- Travel to assigned markets and submarkets to build deep market expertise, understand local renter needs, and support on-site teams directly.
- Understand the demographics and target renter profile for each assigned community to inform marketing strategy and messaging.
- Partner with the Renovation / Value-Add team to ensure marketing needs are met in a timely fashion for repositioning projects.
- Support on-site teams in planning and implementing community events, including the promotion and logistics of marketing special events (grand openings, resident events, etc.).
- Establish and maintain cooperative relationships with key third-party vendors, community teams, customers, employees, and other industry contacts.
- Other duties may be assigned.
- Bachelor's degree in Marketing, Communications, or a related field.
- 3-5 years of marketing experience in multifamily real estate.
- Experience with renovation projects and repositioning of a property highly preferred.
- Disciplined and process-driven, with strong project management skills to maintain consistent focus on key initiatives and performance metrics.
- Excellent analytical and problem-solving skills.
- Proactive, self-directed, and highly motivated.
- Strong interpersonal, oral, and written communication skills, with the ability to collaborate with department leaders and on-site teams.
- Ability to set and meet goals and consistently meet deadlines.
- Ability to maintain flexibility and creativity across a variety of situations.
- Knowledge of social media platforms, including but not limited to Facebook, Instagram, Linked In, You Tube, and Google.
- Knowledge of SEO and SEM best practices.
- Fluency with AI and generative AI tools (e.g., Claude) applied to marketing output, efficiency, and decision-making.
- Knowledge of the Yardi product suite is a plus.
- Experience with creative software programs preferred (Adobe InDesign, Photoshop, Illustrator, or similar).
