Under the supervision of the HVAC Plant Operator and/or the Director of Facilities this position is responsible to provide support in every aspect of building maintenance with a focus on the HVAC plant operations and system component maintenance and associated record keeping.

EssentialFunctions
- Responsible for all mechanical rooms, air handling units, pumps, valves.
- Monitoring and adjusting HVAC system / controls and will make adjustments to maintain comfortable temperature and humidity levels in all areas of the building.
- Must be able to repair all mechanical, electrical and electronic components of the HVAC and other systems building wide. Emphasis lies on in-house repair but will call in qualified contractor when repair exceeds skill level.
- Assists outside contractors, as necessary.
- Carries out preventive maintenance program on all mechanical and electrical HVAC equipment in a timely manner. Must keep entries in the maintenance log and manual equipment files current. Recommends equipment and modifications to systems that will improve maintainability and efficiency.
- Assists in facilities construction, renovation projects and special event setup, as needed.
- Performs a wide range of general maintenance repair work.
- Maintains the stocking levels/ records of refrigerants, HVAC related supplies, general Maintenance supplies and recommends purchases as needed. Maintains HVAC/Maintenance related stock and shelf areas and keeps them in presentable condition. Main emphasis lies on the chiller room, tower area, and mechanical rooms.
- Performs other duties as assigned.
- This position does not have supervisory responsibilities.
- Must have a working knowledge of all associated hand-and power tools, meters and recording instruments.
- Must be able to read and work off blueprints and schematics.
- Strong background in electrical and mechanical system repairs is required.
- Familiarity with building construction, maintenance practices in major facilities or plant environment is preferred.
- Must have strong organizational skills.
- Must be able to successfully complete a Level 2 background check*.
- HVAC technician, certification preferred with Commercial/ large facility background and appropriate universal refrigeration license as required by 40
CFR. - High school diploma or equivalent.

- The employee must frequently engage in heavy labor including the ability to move up to 50 pounds such as a tool box. Occasionally, the employee will lift and/or move up to 100 pounds such as motors, furniture, lumber, etc.
- The employee will sometimes push/pull items such as motors, equipment, furniture, etc.
- Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus. The individual must be able to hear well enough to communicate with coworkers, in person, on the phone, or via radio and to be able to discern potential problems with equipment.
- Excellent balance is required as the employee at times works on high ladders and high roof areas. Employee must be able to work in, on and around large, dangerous pieces of equipment and power tools.
