SUMMARY DESCRIPTION

The PUNCH TECHNICIAN is to maintain the physical integrity of the community.

This is a temporary position to provide coverage for an employee on a leave of absence. Strong performance in this role will likely lead to future opportunities at this property or within our broader portfolio.

DUTIES AND RESPONSIBILITIES

Punch Technicians

Job Responsibilities:

  • Punch Technician prepare vacant apartments for market-ready status through turn-over repairs, and installations, and trash outs.
  • Punch Technician execute and sustain the daily upkeep/cleanliness of the property buildings, amenities, common areas, and grounds: including trash pickup. ceiling fans, electrical outlets, light switches, dishwashers and garbage disposals, etc.
  • Punch Technician daily use of standard machinery, including but not limited to pressure washers, blowers, wet vacs, etc.
  • Punch Technician install larger appliances: refrigerators, washer/dryers, stoves, locks, etc.
  • Punch Technician unit prep including exterior/interior painting, caulking, minor drywall repair, minor plumbing, pressure washing, etc.
  • Other duties may be periodically assigned by Manager or Maintenance Supervisor

KNOWLEDGE, SKILLS, AND ABILITIES

  • Ability to take direction but work independently
  • Ability to communicate clearly and professionally in English at a fluent level in both written and verbal form with residents, co-workers, and vendors
  • General knowledge of building codes and laws applicable to the community (i.e. Freon recovery, electrical, plumbing, swimming pools)
  • Ability to work outdoors and/or without air conditioning for extended periods of time.

EDUCATIONAL/TECHNICAL REQUIREMENTS

  • A high school diploma or equivalent and professional knowledge of trades/maintenance discipline are required
  • Must possess and maintain a valid driver’s license (as applicable by the property)

PHYSICAL DEMANDS/

WORKING CONDITIONS:

  • Constant need (66% to 100% of the time) to be on feet.
  • Constant need (66% to 100% of the time) to perform the following physical activities:
    • Bent/Stoop/Squat/Kneel Perform - routine maintenance/repairs, pick up tools, and needed equipment.
    • Climb Stairs
      - Service requests, make-ready needs for 2nd and 3rd-floor apartments.
    • Push or Pull
      - Move equipment, appliances, open/close doors, etc.
    • Reach above Shoulder
      - Perform routine maintenance/repairs, stock, and remove equipment, parts, etc.
    • Climb Ladders
      - Perform routine maintenance/repairs.
    • Grasp/Grip/Turning
      - Handle tools and equipment, perform routine maintenance/repairs.
    • Finger Dexterity
      - Handle tools and equipment, perform routine maintenance/repairs.
    • Writing - inventory maintenance, requisition requests, required maintenance reports.
  • Over 150 lbs.

    - Rare need (less than 1% of the time)
  • 75-150 lbs.

    - Occasional need (1% to 33% of the time)
  • 25-75 lbs.

    - Frequent need (33% to 66% of the time)
  • 1-25 lbs.

    - Constant need (66% to 100% of the time)
