Richman Property Services, Inc. is currently seeking a community-inspired, passion-driven, team-oriented, full-time Maintenance Technician II with a can-do attitude to join our growing Maintenance Team! Our Maintenance Tech II will support Royal Palm Key Apartments, a multi-family residential community in Tampa, FL.

Position: Maintenance Technician II

Location: Royal Palm Key Apartments, Tampa, FL

Hours: We are hiring for multiple shifts:
Thursday through Monday, 8:00am to 5:00pm, and Friday through Tuesday, 8:00am to 5:00pm, with either a 30 or 60 minute unpaid lunch break daily

Key

Qualifications:

  • Minimum of 3 years' experience with apartment/residential maintenance operations, floating or multiple asset coverage preferred
  • EPA I & II is a federal requirement for this position, or EPA Universal
  • Active/clean Driver's License required
  • Excellent resident relations skills, an eye for curb appeal, and a proven ability to work well in a team environment

Responsibilities:

  • Execute and sustain daily repair and upkeep of the property
  • Prepare vacant units for occupancy within established deadlines
  • Manage service requests and response times, ensuring completion within established deadlines while warranting responsive, efficient, and courteous customer service
  • Ensure compliance with safety regulations and company policies
  • Always maintain a safe work environment and report any safety concerns/issues to the Maintenance Supervisor or Property Manager
  • Uphold and demonstrate exceptional customer service
  • Seek educational opportunities and self-improvement for personal growth and development
  • Participate in ongoing property preventative maintenance plan
  • Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds
  • Complete required tasks such as training, logs, and reports in a timely manner
  • Communicate adequate inventory of maintenance supplies and parts

Qualifications:

  • Education: High school diploma or GED; industry-related courses preferred
  • Experience: Minimum of three (3) years of maintenance and general repair experience or Groundskeeper
  • Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc.
  • Must own basic tools as allowed by state laws
  • Knowledge of local, state, and federal laws, including Fair Housing Laws
  • Strong organizational skills and ability to work independently

Skills &

Certifications:

  • EPA Section 608 Type I and II or Universal Technician license, strongly preferred
  • Valid Driver's License required
  • Proficient in English for communication and record-keeping purposes
