Service Technician

Position Summary

The Service Technician I is responsible for assisting with oversight of the physical assets and ensuring customer satisfaction. This position will diagnose problems, perform general repairs, and assist with apartment make‑readies. It also supports preventive maintenance and construction or rehabilitation projects for the property. The technician demonstrates a strong commitment to the service needs of internal and external customers and represents the company in a professional and courteous manner.

• Utilize industry‑specific technology to ensure all repairs and replacements are completed on time and units are restored to move‑in ready condition.
• Complete maintenance requests, replacements, and upkeep within company standards, including exterior grounds, common areas, HVAC troubleshooting, and make‑readies.
• Identify and correct hazardous community conditions and liabilities, reporting hazards to the Community Manager and Service Manager.
• Ensure preventive maintenance programs are followed and documented per BH guidelines.
• Maintain and secure all property‑issued tools.
• Post notices to vacate and other community communications when necessary.
• Share on‑call responsibilities, including inclement weather conditions, with the maintenance team.
• Respond to resident requests in accordance with company standards.
• Perform other duties as assigned.
• Understand and comply with Occupational Safety & Health Administration (OSHA) and all other safety requirements.
• Show knowledge of federal, state, and local codes, as well as internal policies and systems regarding maintenance.

• Six months to one year of general maintenance and safety experience.
• Basic computer skills/knowledge required to perform job functions.
• Regularly perform manual, task‑oriented work under direct supervision.
• High School diploma or GED (preferred).
• Working knowledge of HVAC systems.
• Ability to provide own industry‑specific hand tools.

Lifting up to 50 pounds; full range of motion with upper and lower body. Continual movement including standing, walking, bending, stooping, crawling, climbing stairs, and using both hands for frequent grasping and manipulation. Ability to push or pull items and reach overhead. Operation of a motor vehicle on site may be required. Exposure to all weather conditions.

Pay range: $18.75 - $28.13 per hour.
