Facilities Technician

We are seeking an experienced Facilities Mechanical Technician to support the maintenance, repair, and optimization of mechanical systems and equipment that support critical facility operations. This role is responsible for ensuring the reliable performance of HVAC infrastructure, mechanical utilities, and essential building systems while maintaining a safe, compliant, and efficient operating environment.

Required Qualifications

• 3+ years of mechanical maintenance experience in industrial, manufacturing, commercial, semiconductor, or critical facility environments.
• Strong working knowledge of HVAC systems, chillers, boilers, pumps, hydronic systems, compressed air systems, mechanical utilities, piping, and facility infrastructure.
• Experience interpreting mechanical drawings, schematics, blueprints, and equipment manuals.
• Experience using CMMS work order and asset management systems.
• Experience working in a Central Control Room or facility operations environment.
• Strong troubleshooting and problem-solving skills.
• Knowledge of industry safety standards and maintenance best practices.

Physical Requirements

• Ability to work in varying weather conditions and industrial environments.
• Ability to lift and carry up to 50 pounds.
• Comfortable working in mechanical rooms, rooftops, equipment spaces, and confined areas.
• Ability to climb ladders and work at elevated heights while wearing required PPE.
• Must be medically qualified to wear a respirator.
• Ability to work around hot, cold, moving, and energized mechanical equipment while following established safety procedures.

Responsibilities

• Perform preventive and corrective maintenance on HVAC systems, chillers, boilers, air handlers, pumps, compressors, scrubbers, and other mechanical equipment.
• Troubleshoot and repair mechanical components including motors, bearings, belts, valves, actuators, fans, and piping systems.
• Conduct routine inspections, equipment rounds, and performance checks to ensure reliable operation of facility systems.
• Monitor and operate mechanical infrastructure to maintain temperature, airflow, humidity, and energy efficiency requirements.
• Support startup, shutdown, calibration, commissioning, validation, and performance testing of mechanical systems.
• Maintain and repair facility plumbing systems including domestic water, process cooling water (PCW), wastewater, drainage systems, valves, and associated piping.
• Respond to work orders and emergency maintenance issues affecting facility operations.
• Diagnose equipment failures using technical documentation, schematics, test equipment, and system data.
• Maintain accurate maintenance records, equipment histories, and documentation using CMMS systems.
• Support equipment upgrades, retrofits, installations, and lifecycle management activities.
• Ensure compliance with safety procedures including Lockout/Tagout (LOTO), confined space entry, and other facility safety requirements.
• Collaborate with engineers, contractors, vendors, and cross-functional teams to execute maintenance and repair activities.
• Assist with facility shutdowns, system integrations, and reliability improvement initiatives.
