Job DescriptionEssential Functions
- Assists with troubleshooting and repairs of building and installed systems to include plumbing systems, roofs, drains process equipment as assigned, and HVAC.
- Cleans, lubricates and services a wide variety of pumps, valves, pneumatic controls, electrical, mechanical and hydraulic devices.
- Assists with installation and modification of building equipment systems.
- Troubleshoots, evaluates and makes recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Possesses competent knowledge of the use and care of tools and equipment used in facility maintenance.
- Responds immediately to emergency situations and customer concerns.
- Inspects buildings, grounds and equipment for unsafe or malfunctioning conditions.
- Inspects new installation for compliance with building codes and safety regulations.
- Maintains and operates life safety/fire systems.
- Performs carpentry and some sheet metal work.
- Practices safe work habits at all times.
- Complies with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practice safe work habits.
- Prioritizes daily work scheduling for self and other technicians.
- Assists with training and performance building of other technicians.
- Coordinates or oversees the performance of work by third-party contractors.
- May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties.
- Installation and modification of building equipment systems.
- Other duties as assigned.

Technical, vocational or on-the-job training in all of the following areas, with an emphasis on the first three: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing and carpentry, or similar combination of experience and education. Possesses and maintains a valid driver’s license and good driving record with periodic checks. Possesses and maintains a universal CFC certification. Proven record of providing excellent internal and external customer service.
Knowledge of proper use of equipment, materials and supplies used in maintenance work. Excellent interpersonal skills. Ability to communicate effectively.
High School Diploma or GED equivalent. 7-10+ years related trade experience in a building-related trade. Technical, vocational or on-the-job training in all of the following areas, with an emphasis on the first three: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing and carpentry, or similar combination of experience and education.
Work EnvironmentThe work environment includes the following elements and exposures:
Small-to-large office environment Safety glasses required while performing certain tasks Fast paced office environment. The noise level in the work environment is usually moderate to high. Exposed to a combination of normal office type environments and shop environments. Regularly exposed to dust, odors, oil, fumes and noise.
