Peabody Properties, Inc. seeks an experienced Property Manager to oversee a new property currently being leased up in Templeton, MA. The role involves leasing, transitioning to operations, supervising site office and maintenance staff, and ensuring compliance with the LIHTC program. The manager will optimize occupancy, manage staffing, prepare budgets, monitor compliance, and handle resident certification/recertification.
Responsibilities- Lease up the property and transition to operations.
- Oversee all property operations and the overall direction of site office and maintenance staff.
- Ensure compliance with LIHTC program, state, and local housing regulations.
- Optimize occupancy and staff the property with skilled personnel.
- Prepare budgets, monitor compliance within budget constraints.
- Process resident certification and recertification forms.
- Knowledgeable in affordable housing programs including LIHTC, federally assisted, and state and local regulations.
- Strong time‑management and prioritization skills.
- Solid administrative, organizational, computer, marketing, and resident relations skills.
- Excellent verbal and written communication skills.
- Self‑motivated with initiative.
- High School Diploma or GED with a minimum of 5 years related property management and supervisory experience.
- Proficient in Microsoft Word, PowerPoint, and Excel.
- Knowledge of One Site preferred.
- LIHTC recertification experience required.
- Experience with community lease‑up, showing units, and processing initial paperwork.
