Description

Purpose

Norton Creek and The Timber at Holly Branch offers a wide range of vacation rentals, from mountain homes to cabins, a lodge and a treehouse groove. The Maintenance Technician III / Handyman, will work closely with the Maintenance Superintendent to identify and complete basic property upkeep, routine maintenance tasks, and general facility support to help ensure buildings and ground remain clean, safe, and functional.

Responsibilities

General Maintenance & Handyman Tasks
  • Complete general maintenance tasks (e.g., replace light bulbs, light switches, and standard electrical outlets)
  • Reset tripped breakers and report recurring electrical issues to the lead maintenance technician
  • Replace HVAC filters, water filters, and other routine consumable parts on a scheduled basis
  • Perform minor plumbing assists such as unclogging drains or replacing faucet aerator
  • Patch and repair drywall, including small to medium holes, cracks, and surface imperfections
  • Perform basic interior painting, including touch-ups, accent walls, and repainting rooms as needed
  • Read and interpret basic work orders
  • Assist with small renovation and improvement projects as needed
  • Ensure all work is completed to quality and safety standards
  • Provide friendly, professional service while working in public areas of the property
General Maintenance & Ground Support
  • Respond to routine maintenance requests and complete basic handyman tasks across buildings (e.g., fixing a running toilet, unsticking a door checking a non-working microwave)
  • Troubleshoot and address minor issues related to facilities, equipment, or grounds
  • Conduct regular walk-throughs to identify maintenance or safety issues
  • Assess whether minor issues can be handled in-house or should be referred to a licensed/certified technician, with the guidance of the lead maintenance technician
  • Document maintenance findings and communicate clearly with the lead maintenance technician
  • Remove trash, debris, recycling from buildings and outdoor areas
  • Assist with the upkeep of outdoor areas, including basic landscaping and property appearance
  • Maintain and organize tools, equipment, supplies, and the maintenance storage area
  • Follow all safety procedures and use proper PPE when completing tasks
  • Report any safety hazards, damage, or concerns observed during daily rounds
  • Complete work orders accurately and in a timely manner
  • Support team members with additional requests in a timely and professional manner
Requirements Qualifications
  • Basic handyman experience or a willingness to learn on the job
  • Ability to identify when a problem is beyond entry-level scope and elevate appropriately
  • Reliable, punctual, and comfortable working independently
  • Able to lift up to 50 lbs and perform physical tasks throughout the shift
  • Active driver's license and candidates must meet eligibility requirements to be insured to operate company vehicles (required)
  • Must be at least 18 years of age (required)
  • Must be able to work weekends and holidays (required)
  • Rotating on-call schedule; spiffs are paid for on-call duties
  • High School Diploma or equivalent qualification
  • Must have own general hand tools
Knowledge/Skills/Abilities
  • Familiarity with tools like a hammer, screwdriver and level
  • Proficiency with hand and power tools
  • Strong troubleshooting and problem-solving skills
  • Ability to prioritize tasks and manage time efficiently
  • Attention to detail and commitment to quality workmanship
  • Basic knowledge of safety procedures and best practices
  • Must be well‑organized capable of prioritizing tasks.
  • Must be able to work alone or with a team.
Physical Requirements

Must be able to bend, stoop, climb, twist, kneel, lift, push, and pull items weighing up to 50lbs. Must be able to stand and continuously move for up to 8 hours at a time. Must be willing to work in an outdoor environment for up to 8 hours at a time.
