Job SummaryThe role of the LEASING CONSULTANT requires a high level of energy, a desire to make a real difference in people’s lives, and a commitment to anticipate and exceed the expectations of our residents and customers.

Responsibilities- Deliver superior customer service while maintaining a positive attitude and pride in the company.
- Follow lead management software and clear all leads from the queue daily.
- Inspect pre‑leased apartments before potential residents move‑in.
- Maintain a clean leasing office, tour path, vacant apartments, amenities, and overall curb appeal; spot‑clean as needed.
- Showcase the property and apartment homes to prospective residents, using product knowledge to explain pricing, floor plans, amenities, and benefits, and close the deal.
- Guide prospective residents through leasing and move‑in procedures, adhering to company policies and Fair Housing compliance.
- Assist in lease renewal processes, distributing and following up on renewal notices.
- Maintain an accurate inventory of available apartments and renewal information for current residents.
- Communicate clearly and consistently between the leasing office and the maintenance team; review work orders for completion status.
- Distribute company or community‑issued notices to residents.
- Follow company procedures regarding safety and emergencies.
- Provide general clerical assistance, including answering phones, taking messages, filing, etc.
- Assist management in developing and implementing marketing strategies to increase property traffic and internet leads.
- Research competitive properties to keep local area statistics current.
- Maintain strict confidentiality for all paperwork containing sensitive information such as social security numbers and payroll details.
- Maintain a positive employee service attitude (Keener Cares).
- Review notices to vacate with management to determine the cause of the move‑out; identify problem areas and develop improvement plans.
- Resolve complaints, service requests, and other resident communications while aiming to keep resident satisfaction scores above the industry index.
- Walk and inspect ready show apartments daily to ensure Keener Cares quality standards.
- Provide daily updates on physical occupancy status to managers and coordinate with maintenance for timely turnover after move‑out.
- Promote Keener Cares culture, ensuring all personnel understand the importance of extending this philosophy to one another, vendors, and residents.
- Familiarize yourself with the company’s strategic goals each year and strive to accomplish them at the site level.
- Provide superior customer service in all interactions, both within the company and externally with residents and vendors.
- Perform additional duties or tasks as assigned by the Community Manager.
- Minimum of six months’ experience in customer service, sales, or a retail position.
- Superior customer service skills and ability to manage difficult situations.
- Strong closing ability.
- Ability to work weekends and flexible schedules as assigned by the company.
- Logical thinking skills to define problems, collect data, establish facts, draw conclusions, and initiate appropriate actions.
- Strong attention to detail, organizational planning, time‑management, and communication skills.
- Ability to follow written and verbal directions.
- Ability to complete tasks despite frequent interruptions.
- Willingness to travel and assist at other Keener properties as needed.
- Computer skills: word processing, spreadsheets, internet, e‑mail, and on‑site rental system software.
- Basic knowledge of office equipment.
- Minimum of 40 hours per week; willing to work evenings, nights, and weekends for staffing needs and emergencies.
High school diploma or equivalent required; college degree preferred.
Physical Requirements- Stand, walk or sit as required; 60% of time on feet, 40% sitting at desk.
