Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities- Personnel Management: screen, hire, train, coach, and develop on-site staff; document performance problems; promote harmony and quality job performance; ensure staff compliance with company policies.
- Financial Management: achieve highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor deposits, rent collections, charges, vendor invoices; ensure accurate property closeout and ownership financial reports.
- Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies & systems; ensure staff leasing techniques are effective; handle resident complaints; develop and implement resident retention programs; show, lease, and move in prospective residents.
- Administrative & Maintenance Management: ensure accurate reporting; lead emergency response; manage customer service and maintenance staff; maintain property appearance; plan resource utilization; oversee maintenance, construction, rehabilitation activities.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. - Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills required; must understand on-site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular communication with others; repeat wrist/hand movements; perform work requiring overtime, weekends, night hours.
- Stationary positions, standing or sitting for prolonged periods; moving between work sites; ascend/descend ladders, stairs, scaffolding, ramps, step stools; operate machinery or power tools; operate motor vehicles or golf carts.
- Lift or move objects up to 25 lbs.; work in various environments including restricted spaces, extreme temperatures, outdoor conditions; exposure to hazardous chemicals.
- Reliable transportation due to emergency on-call requirement.
Salary Range: $37,000 to $41,500 per year
