The Private Security Officer helps keep Hilltop Lakes residents, guests, and POA assets safe by conducting proactive patrols, responding to incidents, performing homeowner safety checks, and assisting with emergency response activities. Officers operate marked security vehicles, monitor community areas, observe and report hazards or violations, and work in coordination with local law‑enforcement and emergency services. This is a private security position (non‑sworn, non‑arrest authority) focused on deterrence, visibility, safety, and community service.
Essential Duties & Responsibilities Community Patrol & Monitoring- Conduct visible, proactive patrols by vehicle and on foot across roads, amenities, common areas, and facilities.
- Patrol patterns include randomized routes and targeted patrols based on call history, seasonal trends, and POA priorities.
- Monitor gates, parks, amenities, lakes, recreation areas, maintenance yards, and event spaces for safety and policy compliance.
- Observe and report hazards (downed trees, road obstructions, lighting outages, water leaks, unsafe conditions) for rapid mitigation.
- Respond promptly to resident calls, dispatch requests, alarms, and on‑view incidents.
- Stabilize the scene within scope (isolate hazards, secure area, provide basic first aid/CPR/AED if trained, gather facts).
- De‑escalate conflicts using verbal techniques; observe & report when matters require sworn law enforcement.
- Complete clear, timely incident reports with case numbers, timelines, parties, and evidence references.
- Perform vacation/away checks for enrolled residents: perimeter check, doors/windows in view, unusual activity, obvious hazards.
- Document each check (date/time, status, photos as applicable) and report any concerns to the resident and Security Supervisor.
- Support welfare checks when requested by POA, family, or law enforcement (within privacy, legal, and policy limits).
- Act as first on scene for community emergencies: medical events, fires, severe weather impacts, traffic incidents, hazardous conditions.
- Follow Hilltop Lakes Emergency Operations/Incident Action Plans; establish staging and scene safety as directed.
- Coordinate with local law enforcement, fire/EMS, and utility partners; relay accurate information and assist as requested.
- Support evacuations, perimeter control, traffic management, crowd guidance, and accountability as directed by incident command.
- Support access, and parking rules at POA amenities and during events; ensure priority access for emergency vehicles.
- Conduct special patrols for POA meetings, large gatherings, and community celebrations; assist with way finding and safety briefs.
- Enforce posted POA policies (e.g., after‑hours restrictions at amenities) through education and progressive, policy‑based steps.
- Use two‑way radios, CAD/dispatch apps, and POA reporting tools in accordance with policy.
- Monitor security cameras (fixed or mobile) to support patrols, investigations, and incident documentation.
- Maintain professional, factual logs, citations/warnings (if applicable), and reports suitable for POA records and external agencies.
- Provide service‑forward interactions—directions, courtesy escorts, stranded‑motorist assistance (within safety limits), and resident education.
- Treat all community members, visitors, contractors, and staff with respect, neutrality, and discretion; safeguard confidential information.
- Uphold POA standards for appearance, demeanor, and impartial enforcement of community policies.
- Conduct facility and after‑hours lock/unlock routines per post orders.
- Perform routine checks of fire extinguishers, AEDs, first‑aid kits, and emergency supplies; report deficiencies.
- Assist with lost & found, found property, and chain‑of‑custody procedures.
