Position Summary
The Loan Officer Assistant supports originators by helping build complete loan files for submission under supervision. This role may perform Lead to Contract and/or Contract to Close duties.
Essential Functions
- Lead to Contract duties
- Assist the originator in appointment setting with prospective and new applicants
- Provide new lead callbacks within 20 minutes and maintain a 35% conversion rate from lead to appointment
- Set and confirm appointments for originator and manage calendar
- Provide administrative support managing client databases (lead tracker, MyCircle, Zillow, etc.). Send new clients online pre-qualification link on behalf of originator
- Assist the originator with obtaining an accurate and thorough 1003
- Analyze customer’s credit and financial scenario to determine appropriate loan products
- Run credit on loans assigned to an originator
- Run AUS findings and prepare the Initial Fee Worksheet
- Pull and prepare web applications and update credit reports and AUS findings
- Request status updates from pre-approved clients and referral sources
- Stay current with company programs and software; implement new systems for the team
- Provide marketing support, coordinating and distributing advertising materials as needed
- Manage monthly compliance-approved email marketing to realtors
- Contract to Close duties
- Monitor key dates related to loan transactions and respond accordingly
- Send loan forms, disclosures, and supporting documents to customers for completion and signature; collect completed documents
- Maintain originator’s database; track active loans and data entry
- Maintain customer contact to ensure follow-up of loan application and provide quality service
- Assist in collecting and preparing documents for processing
- Order 4506-T, SSA, Credit Supplements, Account Check, and Work Number as needed
- Prepare and submit loan applications to processing; help resolve file issues and escalate conditions as required
- Review CD to ensure fees and cash at closing align with the commitment
- Assist through production and underwriting process
- Provide status updates to referral sources per policy
- Answer customer inquiries related to active loans or loan status
- Serve as a primary point of contact for customers and referral sources, within policy limits and privacy safeguards
- Price loans in accordance with Guild policies and communicate fees to operations; quote rates and discuss lock timing
- Maintain relationships with referral sources through timely responses and strong customer service
- Collect documentation from customers and assist with pre-approval documentation
- Discuss product features with customers and provide accurate information
- Perform other duties as assigned
- Per Guild policy, and investor guidelines, this role is not authorized to submit documents to underwriting or order certain verifications under any circumstances
Qualifications
Education
High School Diploma or equivalent required
Experience
Minimum two years’ experience in mortgage lending or related field
Certifications/Licenses
NMLS required

Salary
Target Salary Range: $17.47 - $29.12. Compensation depends on factors including location, experience, and education.
