Responsibilities

  • Provide high quality skilled and specialized maintenance work in the physical plant, machinery and equipment, as well as preventive and corrective maintenance.
  • Specialized responsibilities include heating and cooling (HVAC), refrigeration, electrical, plumbing, carpentry, mechanical, painting, telephone systems, call for aid, security, custodial, and other environmental services functions.
  • Complete assignments in apartments, common areas, offices and service areas.
  • Perform installation, repair and replacement of electrical and plumbing devices and equipment, such as HVAC units and plumbing fixtures.
  • Repair and replace door and window closing devices and locks, install shelving and other furnishings, and touch up apartments and common areas.
  • Complete preventative maintenance functions according to the established schedule and daily work orders.
  • Communicate status of completed work orders, equipment and structure repairs to facilitate planning for campus operations.
  • Respond to emergency situations and take corrective actions; if action exceeds department capability, call service or warranty personnel.
  • Respond to maintenance issues on an on‑call basis per the department rotation.
  • Run errands for parts as requested, including vehicle operation when applicable.
  • Participate in required in‑service training of new employees per state and federal mandates.
  • Attend departmental meetings and train other maintenance personnel in procedures.
  • Assist the Maintenance Supervisor with overall coordination of the Maintenance Department and may help direct the work of other team members.
Education and Work Experience
  • High School graduate or equivalent (GED) – required.
  • Vocational training certificate or trade school certificate – preferred.
  • Valid driver's license with a clean driving record – required.
  • At least one HVAC, plumbing, or electrical certification or license – required.
  • Five (5) or more years of related maintenance experience in a similar position – required.
Knowledge, Skills and Ability
  • Diagnose a variety of HVAC equipment (RTUs, air handlers, water heaters, water‑sourced heat pumps).
  • Read and understand technical drawings, such as as‑built plans, schematic diagrams, wiring diagrams, and installation manuals.
  • Communicate effectively (verbal and written, in English) with residents and staff.
  • Read and follow written instructions and safety practices.
  • Interact cordially and congenially with residents.
  • Be dependable, detail oriented, organized, and reliable in follow‑through.
  • Operate within standard policies and procedures with limited direct supervision.
  • Organize work orders and daily maintenance schedule to complete each day's assignment.
  • Handle a variety of tasks and functions with calmness in emergency situations.
  • Show patience and compassion to senior adults, considering residents’ comfort, safety, security, and belongings.
  • Use IT devices to track and complete work orders through computer systems.
Physical Requirements
  • Mobility to move across campus, potentially multiple buildings.
  • Frequent stooping, bending, climbing, reaching, pulling/pushing, long periods of walking or standing.
  • Occasional lifting of up to 100 pounds with assistance.
  • Ability to operate mechanical equipment, hand tools, power tools, lawn equipment, campus vehicles, climb ladders, and work in difficult positions.
  • Adequate sight and hearing to meet responsibilities.
  • Accept exposure to unpleasant conditions or adverse weather, chemicals, increased noise, and power tool operation.
Compensation

Pay Range: $25.10 – $33.43 per hour. The actual rate considers qualifications, experience, education, location, and internal/external equity.
