Position Overview

We are seeking an experienced Commercial & Industrial Construction Project Manager to join a growing general contractor serving the Southern California market. This position is ideal for a seasoned construction professional who can take full ownership of projects from initial planning and preconstruction through execution, turnover, and closeout.

The ideal candidate will bring 10+ years of Project Management experience with a commercial general contractor and have a strong background in tenant improvements (TI), white box/build-outs, office, industrial, and retail construction.

We are looking for someone who understands the entire construction process and can effectively manage the financial, administrative, client-facing, and operational sides of a project.

Candidates should reside within approximately one hour of the Thousand Oaks office.

Key Responsibilities
  • Manage commercial and industrial construction projects from A to Z, including preconstruction, project startup, execution, turnover, and closeout.
  • Develop and maintain project budgets, schedules, cost controls, forecasts, and overall project financial performance.
  • Lead subcontractor bidding, scope review, buyout, contract negotiations, and subcontractor coordination.
  • Coordinate closely with Superintendents and field personnel to maintain project schedules, quality standards, and successful field execution.
  • Review and manage project drawings, specifications, RFIs, submittals, change orders, purchase orders, and other construction documentation.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, vendors, inspectors, and other project stakeholders.
  • Manage procurement and ensure materials and equipment are properly coordinated with project schedules.
  • Conduct regular project meetings and provide clear communication regarding schedules, budgets, project progress, and outstanding issues.
  • Proactively identify and resolve scheduling, cost, constructability, quality, and subcontractor issues before they impact the project.
  • Maintain strong relationships with clients throughout the construction process and ensure expectations are consistently met.
  • Oversee project closeout, punch lists, final documentation, and turnover.
  • Assist with estimating, budgeting, scope development, and preconstruction efforts as needed.
Required Qualifications
  • 10+ years of Project Management experience in commercial and/or industrial construction.
  • Strong preference for candidates coming from a commercial General Contractor environment.
  • Proven experience independently managing construction projects through the entire project lifecycle.
  • Experience with Tenant Improvements (TI), white box/build-outs, office, industrial, and/or retail construction.
  • Strong understanding of construction drawings, specifications, contracts, scheduling, budgeting, cost control, subcontractor management, and project documentation.
  • Ability to successfully manage multiple projects, deadlines, subcontractors, and competing priorities.
  • Strong client-facing communication and relationship-management skills.
  • Excellent organizational, leadership, negotiation, and problem-solving abilities.
  • Must reside within approximately one hour of the Thousand Oaks office.
Software Experience

Candidates should be proficient with:

  • Procore
  • Microsoft Project
  • Construct Connect
  • Google Sheets
Preferred Experience
  • Previous estimating or preconstruction experience is a strong plus.
  • Experience assisting with conceptual budgets, takeoffs, subcontractor solicitation, scope review, and bid leveling.
  • Experience working in a fast-paced commercial GC environment and overseeing multiple active projects simultaneously.
