Location: In client office 5 days a week, Thousand Oaks, CA

• Asset Management
  :
  • Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client’s strategic asset management roadmap with matrix reporting back to the client’s lead engineer (FM). Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
  • Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
  • Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
  • Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
  • Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects.
• Reliability Engineering
  :
  • Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
  • Rank the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and define proactive maintenance approaches that are cost-beneficial to the business.
  • Create and conduct Reliability studies, and understand drawings and schematics.
  • Create risk mitigation strategies for critical assets across the asset portfolio.
  • Investigate new technologies for reliability improvements.
  • Consider the impact of costs on recommended actions to avoid/correct problems during design or remedial actions; perform root cause failure analysis to prevent failures.
  • Facilitate/support operational event and equipment failure investigations to ensure root cause/causal factors identified, corrective actions prescribed, and follow-up monitoring conducted as applicable.
• Condition-based Maintenance
  :
  • Understand moving and rotating equipment (pumps, motors, gearboxes, conveyors, etc.) from operations and maintenance perspectives, mechanically and electrically.
  • Plan and perform engineering operations, monitor operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, and incorporation of condition-based maintenance (CbM) and predictive testing and inspection (PT&I) technologies; conduct equipment condition assessments.
  • Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment.
  • Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.
  • Experience with predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared thermography, ultrasound, and motor current analysis.
• Workflow Management
  :
  • Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
  • Develop and maintain Key Performance Indicators (KPIs) of equipment reliability.
  • Ensure appropriate Maintenance and Reliability metrics are in place site-wide (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).
