Responsibilities

  • Inform Maintenance Supervisor of activities and propose solutions
  • Complete all resident and site work orders as directed
  • Schedule and oversee vendor work when assigned
  • Submit all required paperwork accurately and timely
  • Follow and adhere to Wingate Companies’ policies, practices, and procedures
  • Regularly assess the property for safety and loss prevention
  • Safely operate power equipment and hand‑held tools such as snow blowers, leaf blowers, or a power drill
  • Follow company maintenance policies and procedures at the property
  • Perform any and all tasks assigned by manager or supervisor
  • Interact respectfully with clients, visitors, organization staff, and external contacts to provide ideas, identify issues, obtain information, or deliver services
  • Provide a high level of customer service to internal and external customers in a professional, service‑oriented, respectful manner using active listening and problem‑solving skills
Essential

Skills and Abilities
  • Basic familiarity with computers and web‑based applications
  • Read, write, and understand basic English instructions and directions
  • Understand spoken English and communicate effectively with clients, visitors, and staff
  • Basic knowledge of fundamental concepts, practices, and procedures for routine situations; specialized knowledge not required
  • General knowledge of electrical, plumbing, appliances, and HVAC systems
  • Excellent customer service skills
  • Good communication and interpersonal skills
  • Decision making based on specific instructions, standard practices, and established procedures with little or no supervision
  • Problem solving of routine, somewhat repetitive issues by following clear directions and procedures and identifying opportunities for process improvements

Typical Physical Demands
  • Constant need to be on feet and perform physical activities such as bending, stooping, squatting, kneeling, climbing stairs while carrying tools, pushing and pulling, reaching above shoulders, climbing step ladders, grasping, gripping, turning, and lifting or carrying up to 50 lbs. unassisted

  • Interior and exterior work in all weather conditions as needed
Qualifications Skills
  • Plumbing, carpentry, HVAC, and light electrical knowledge (1 year required)
  • Previous experience in the rental housing industry (1–3 years preferred)
