Summary

The primary purpose of this position is to assist the HVAC/R supervisor with the maintenance of Authority properties by performing a variety of tasks relating to the inspection, installation, and repair of heating, ventilation, air-conditioning, and refrigeration systems and equipment.

Summary

The primary purpose of this position is to assist the HVAC/R supervisor with the maintenance of Authority properties by performing a variety of tasks relating to the inspection, installation, and repair of heating, ventilation, air-conditioning, and refrigeration systems and equipment.

All activities must support the Lucas Metropolitan Housing Authority (“LMHA” or “Authority”) mission, strategic goals, and objectives.

Essential Duties And Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed.

  • Inspects, analyzes, installs, and repairs HVAC/R systems, including air conditioning units, heat pumps, condensing units, food storage refrigerators, and related equipment following trade practices and manufacturer’s specifications.
  • Performs preventative maintenance and repair on HVAC/R systems.
  • Performs initial tests and inspections for the maintenance of appliances and recommends the shutdown of equipment for repair, major overhaul, or replacement as necessary.
  • Documents and submits work records regarding repairs completed, materials used, and time needed to complete repair.
  • Performs minor cleaning and fumigation of appliances in preparation for recycling.
  • Develops and maintains CFC (chlorinated fluorocarbons) log manuals.
  • Assists the HVAC supervisor in the shipment tracking of appliances and provides updates to the main office.
  • Assists with loading, transporting, and unloading of appliances.
  • Performs after-hours emergency service on a scheduled or rotating basis.
  • Meets all job safety requirements and all applicable OSHA/PERRP safety standards that pertain to essential functions and maintains licenses and certifications as required.
  • Performs other duties as assigned.
Education And/or Experience

High School Diploma or GED equivalent. Certification in HVAC/R from an accredited trade school preferred. A minimum of three (3) years of experience in the installation, service, and repair of HVAC systems. An equivalent combination of education and experience may be considered. Must possess a valid Ohio or Michigan driver’s license and be insurable under the Authority’s plan.

Technical Skills

To perform this job successfully, the employee should be able to successfully operate a variety of applicable hand-held tools and devices. The employee should also have basic computer skills (e.g. MS Word, Excel, PowerPoint, and Outlook). Must have the ability to learn other programs as required by assigned tasks.

To perform this job successfully, the employee is frequently required to travel to various Authority properties to perform maintenance work. Daily movements include sitting; standing; reaching and grasping; operating handheld tools and other machinery; moving about the properties; and attending onsite meetings and offsite meetings. The employee must be able to exchange information in person, in writing, and via telephone. The employee must occasionally transport up to 50 pounds.

Position generally works at Authority properties, which may cause the employee to experience a range in temperatures and other weather conditions.
