Construction Manager/ Foreman, Procurement / Purchasing
Bullpen, on behalf of our client, is seeking a Construction Project Manager to join a growing real estate investment and development platform focused on acquiring and repositioning hospitality assets into multifamily housing.
The firm has built a ~$400M portfolio and continues to scale, supported by long-term capital from high-net-worth investors. This is an opportunity to join a lean, high-performing team and take ownership of projects from pre-development through delivery.
The RoleThe Construction Project Manager will act as the owner’s representative
, overseeing all aspects of the construction process from initial planning through project completion.
This individual will be responsible for managing general contractors, maintaining schedules and budgets, and ensuring projects are delivered on time and to a high standard.
Key Responsibilities Pre-Development & Planning- Support feasibility analysis and budgeting during early-stage project planning
- Assist in contractor selection and bid process management
- Review scopes, contracts, and project assumptions
- Manage general contractors and consultants throughout construction
- Develop and maintain project schedules, identifying and addressing delays
- Oversee day-to-day construction activities and resolve issues as they arise
- Track project budgets, forecasts, and cost variances
- Review and approve change orders and draw requests
- Identify opportunities for cost savings and value engineering
- Oversee inspections, punch list completion, and final delivery
- Ensure projects meet quality standards and regulatory requirements
- Partner with internal teams including acquisitions and asset management
- Provide regular updates on project status, risks, and key milestones
- 5+ years of construction project management experience
- Experience in multifamily or commercial construction environments
- Prior experience working in an owner’s rep capacity or managing GCs directly
- Strong understanding of construction scheduling, budgeting, and project execution
- Proficiency with tools such as Procore, Buildertrend, MS Project, or similar
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred
- PMP, CCM, or OSHA certifications are a plus
- Exposure to a growing investment platform with an expanding pipeline
