A facilities maintenance technician is responsible for the overall maintenance and repair of a building's systems, equipment, and structures, ensuring a safe, efficient, and comfortable environment. Their duties can vary depending on the specific facility they work, but generally encompass a wide range of tasks and responsibilities.
Typical duties and responsibilities- Routine and preventative maintenance:
Performing regular inspections and maintenance on various systems including HVAC, electrical, plumbing, and building structures to prevent breakdowns and extend the lifespan of equipment. - Repairs and troubleshooting:
Diagnosing problems and making necessary repairs to equipment, fixtures, and building components (e.g., patching walls, fixing appliances, repairing doors and windows). - Emergency response:
Responding promptly to and addressing emergency situations such as equipment malfunctions, leaks, power outages, or other incidents that could disrupt operations or pose safety risks. - Safety and compliance:
Adhering to safety regulations and codes (e.g., OSHA, EPA, NEC) while performing tasks, and ensuring the facility meets all relevant safety standards.
- Technical skills:
Proficiency in HVAC, electrical, plumbing, and mechanical systems maintenance and repair
. - Troubleshooting and problem-solving:
Ability to identify, diagnose, and resolve technical problems efficiently. - Communication skills:
Effective written and verbal communication for interacting with colleagues, supervisors, vendors, and building occupants. - Adaptability and flexibility:
Ability to adjust to changing priorities, handle unexpected situations, and manage time effectively. - Physical abilities:
Capable of performing physically demanding tasks such as lifting heavy objects (up to 75 pounds), climbing ladders, and working in various environments (e.g., heights, confined spaces, adverse weather). - Knowledge of tools and equipment:
Familiarity with and ability to safely operate a variety of hand and power tools and diagnostic equipment.
