As an Associate, you will play a critical role in evaluating commercial real estate investment opportunities across the country. Your primary responsibilities will include:
  • Investment Screening & Underwriting – Analyze and underwrite potential acquisitions and development opportunities, assessing financial feasibility, market positioning, and risk adjusted returns.
  • Due Diligence & Market Research – Conduct in-depth market research, financial modeling, and risk analysis to support investment decision-making. Oversee financial due diligence processes to ensure comprehensive deal evaluation.
  • Development Support – Assist the Investment and Development team in active development projects by analyzing project plans, financial structures, and potential financing opportunities.
  • Strategic Advisory – Provide insights and recommendation to senior management to support investment theses and strategies.

Responsibilities:
  • Assist with acquisition, disposition and development underwriting and due diligence for commercial properties;
  • Prepare financial models and scenario analysis in both Argus and Excel to project cash flows, investment returns, and the viability of acquisitions, development and re-development projects;
  • Assist in the development and management of financial models for investment management, performance tracking, scenario analysis and financing
  • Building and verifying waterfalls to determine the timing and amount of profit distribution available to partners;
  • Participate in the research, analysis and execution of strategic initiatives
  • Assist and prepare packages for Canderel’s Investment Committee and potential partners;
  • Prepare financing packages for lenders;
  • Review, summarize and incorporate third party analysis (i.e. engineering, cost consultants, geotechnical reports etc.);
  • Monitor existing portfolio of existing income producing properties and assist leasing team with relevant financial analysis on large lease transactions;
  • Perform in ‐ depth industry, market and competitor research to support the investment review process;
  • Develop strong business relationships with peers in the industry;
  • Support development of asset-specific and portfolio strategic plans, buy/sell recommendations and reports
  • Assist in the annual budgeting process, prepare regular updates of budgets, cashflow and proforma to meet business and reporting requirements
  • Update Argus and Excel models on a regular basis as part of the ownership reporting;
  • Support asset management team and respond to inquiries and information needs in a timely and professional manner
  • Perform analysis and valuations of investment property portfolio and coordinate the external appraisal/ valuation process
  • Ad ‑ hoc reporting as required.
Qualifications &

Competencies:

  • Undergraduate degree in business, engineering, mathematics or similar relevant fields;
  • 3+ years of real estate investments/ development/ asset management experience;
  • MBA, CFA, an asset, but not required
  • Proficiency in the use of artificial intelligence tools
  • Excellent written and oral communication skills in English; strong preference for bilingualism (English and French) as well;
