Our client, a boutique and rapidly growing Asset Management firm, is seeking a Senior Commercial Property Manager to support its expanding Commercial portfolio across Ontario. The Senior Commercial Property Manager will assist in the management of a retail portfolio located in Ontario. The focus of the role is on financial reporting, tracking, collection of accounts receivable, day to day maintenance and assisting in the overall administration of the sites.
Reporting directly to the President & CEO the Senior Commercial Property Manager will play a key role in operational excellence, financial performance, tenant satisfaction, and the integration of newly acquired assets. This is an exceptional opportunity for a seasoned commercial property management professional looking to grow with an ambitious and fast-scaling organization.
Key Responsibilities- Negotiate, monitor and consolidate contracts to maximize cost savings
- Prepare and monitor all property operations budgets and reports
- Analyze and explain operating, revenue and expense variances
- Coordinate operation activities to maintain the interior and exterior of the commercial properties in accordance with the company’s objectives
- Monitor the properties structures, equipment, electrical, HVAC and other mechanical systems
- Follow up on tenant accounts receivable, tracking AR and collection on a weekly basis
- Coordinate all tenant move‑in move‑out activities
- Enforce policies and procedures with tenants
- Communicating with tenants on the day‑to‑day property maintenance and account issues, facilitating service and ensuring timely completion of work
- Oversee regular maintenance and safety programs
- Updating the status of tenant‑insurance coverage
- Obtaining prices, issuing Purchase Orders and coordinating work with contractors and PM maintenance staff
- Be on call for after‑hours emergency situations
- Providing support to the VP of Commercial Real Estate
- Detail-oriented, balanced communication skills
- Analytical and accounting skills; specifically, MS Excel
- Experience in Yardi Voyager is an asset
- Ability to understand and comply with company policies respecting integrity, fairness, transparency and work ethic/discipline
- 5+ years of experience in Property Management
- Real Property Administrator (RPA) or Certified Property Manager (CPM) designation
