** Position Overview
** The Director, Industrial Asset Management, is a key member of the Asset Management team with a focus on enhancing the financial and operational performance of assets to identify risks and opportunities. In this role, the primary goal includes enhancing property value while exhibiting traits of an authentic leader.

Responsibilities primarily include evaluating market trends and property specific information to develop strategies and financial models for each asset and region and working with leasing, operations, transactions, and development departments to execute value-add strategies. ## Responsibilities:
* Play a key role in reviewing and analyzing the annual property budgets, business plans, and quarterly forecasts while collaborating with property management, leasing and accounting.
* Coordinate all quarterly reporting KPIs and reforecasts for industrial leasing and asset management budgets.
* Key contributor and driver of quarterly reporting, including property-level financial, operational, leasing market commentary, leasing performance, sustainability initiatives and other relevant information.
* Provide analytical guidance for major new and renewal tenant leases to support negotiations.
* Identify, recommend, and implement property-level value enhancement within the portfolio.
* Review and approve prospective tenant's financial covenant and NER calculations.
* Provide guidance and direction to the Asset Manager, and other department colleagues.
* Develop team member skillsets to grow in the qualitative and quantitative asset management skills needed to drive growth in the portfolio.
* Maintain strategic Asset Plans for each property in the assigned portfolio.
* Anticipates internal and or external business challenges, vendor and/or regulatory issues; recommends process, product or service improvements
* Actively participate in a variety of miscellaneous projects requiring financial decisions (e.g. redevelopment and re-leasing analysis, business evaluation).
* Review monthly and/or quarterly financial statements at the property and portfolio level to track and analyze performance.
* Create, improve and manage various internal reporting and analytics with the goal of improving decision-making.
* Build and maintain strong professional relationships with all groups within Choice including, property management, leasing, and all other stakeholders.
* Support the team to ensure department objectives are achieved
* Use development, mentoring and coaching techniques to build a strong team##

Qualifications:

* 7+ years of experience in asset management and leasing experience is considered an asset.
* Minimum of two years’ People leadership experience, demonstrating successful management of a large team utilizing motivation, mentorship and coaching skills.
* In-depth understanding and knowledge of property analytics and cash flows with strong financial acumen.
* Communicates complex concepts effectively, with a proven ability to anticipate potential objections and persuades senior executives, to adopt a different point of view.
* Experience working for a REIT is consider a strong asset.
* Excellent communication and interpersonal skills with the ability to foster and develop internal and external relationships.
* Excellent organizational and time management skills and the ability to work independently and collaboratively to enact results and achieve desired outcomes.
* Ability to utilize your critical thinking, analytical and decision-making skills in a fast-paced environment.
* Keen attention to detail and a high degree of accuracy.
* Strong technical skills and experience with Power BI and MS Excel.
* Valid drivers’ license and access to reliable transportation is an asset.
