Senior Property Manager – Toronto, ON
Senior Property Manager responsible for comprehensive management of a large “A” class commercial portfolio, ensuring alignment with ownership goals and objectives. Fosters strong relationships with clients, tenants, and vendors while serving as a trusted advisor, delivering strategic solutions to optimize property performance.
Responsibilities- Supervise portfolio personnel and resources to ensure property is properly maintained and owner objectives met.
- Lead and manage staff, including hiring, training, coaching and evaluating performance.
- Supervise on‑site personnel and assist with supervision of construction management projects.
- Maintain owner and tenant relationships and ensure tenant satisfaction through effective communication.
- Administer and ensure compliance of all tenant lease terms (LLW, TI, LOC, etc.) and develop and maintain Tenant Manual.
- Prepare annual budget, tenant reconciliations, monthly ownership reports, and recommend corrective actions.
- Approve purchase orders, invoices, rent‑up schedules, and oversee rent collection and expense payment.
- Prepare annual adjustments and reconciliations for the portfolio and submit operating and capital budgets for owner approval.
- Monitor real estate taxes and assessed valuations to assure proper levels of taxation and control expense commitments.
- Develop and maintain building procedures, conduct property inspections, and maintain knowledge of competing properties.
- Prepare proposals and presentations to clients, and manage start‑up of new management assignments.
- Minimum 8‑10 years related property management experience with commercial properties, including retail, office and industrial.
- Strong interpersonal skills, high degree of professionalism and hunger for success.
- Experience with CAM reconciliations and strong financial/budgeting background.
- Previous experience managing a team.
- Understanding of the local market and competitive settings.
- Active involvement with professional organizations such as BOMA, IREM, and ICSC.
- CPM, RPA, CSM designation preferred.
- Excellent client‑relation skills with owners and tenants.
- Independent, self‑starter, team player with excellent organizational, prioritization and communication skills.
- Ability to work under pressure, meet multiple deadlines, handle stressful situations, and multi‑task effectively.
- Role model, conscientious, reliable, and flexible.
- Mentorship ability and leadership growth encouragement.
- High degree of professionalism and passion for success.
- Advanced skills in Microsoft Office (Word, Excel, PowerPoint, Outlook).
- Ability to meet deadlines without compromising accuracy, with excellent product quality and attention to detail.
Location:
Toronto, Ontario
Approximate Salary Range: $106,108 – $130,000 per year.
