Overview

The Associate Director & Team Lead will oversee and guide a team of Commercial Analysts to achieve departmental Key Performance Indicators, ensuring all service levels are met and day‑to‑day operations are delivered at the highest quality in accordance with company policies and procedures. The role engages key stakeholders such as commercial borrowers, investors, mortgage insurers, property insurers, and internal departments, driving improvements in customer and investor experience and supporting strategic objectives.

Duties and Responsibilities
  • Oversee departmental targets for collection and review of annual financial information, rent rolls, and operating statements from borrowers.
  • Manage commercial analysts’ cash flows and support sound risk mitigation decisions.
  • Provide strategic leadership and decision‑making to meet goals.
  • Build a high‑performance environment, implementing a people strategy that attracts, retains, develops, and motivates team members.
  • Apply knowledge of commercial lending, underwriting, and core loan documentation, with CMHC expertise to guide the team in post‑closing requirements.
  • Oversee post‑funding requests for commercial real‑estate security and amendments.
  • Demonstrate strong leadership to build and maintain a high‑performing team.
  • Foster a positive culture for staff growth, performance, and development.
  • Coach and develop staff, introducing new skills and expanding existing knowledge.
  • Ensure all mortgage servicing transactions and activities meet stated service levels internally and externally.
  • Conduct quality reviews of day‑to‑day staff activities.
  • Handle all escalations and perform root‑cause analysis.
  • Manage loan monitoring due diligence in a timely fashion, per CMHC and investor requirements.
  • Provide documents and reports to investors to satisfy servicing agreements.
  • Ensure internal policies align with prudent servicing and investor audit requirements.
  • Drive continuous improvement of processes and system utilization to increase output and reduce unit costs.
  • Lead to achieve long‑term optimal operational results.
  • Complete special projects assigned by the Assistant Vice President (AVP), Commercial Asset Management.
  • Execute initiatives promptly and effectively.
  • Participate in recruitment, screening resumes, and conducting interviews.
  • Conduct annual performance reviews and set performance goals.
  • Collaborate with the Senior Manager on departmental enhancements and efficiencies.

Education, Certification, and Experience Requirements
  • A bachelor’s degree or equivalent work experience.
  • 5‑7 years of experience in the financial industry, including commercial mortgages.
  • Preferred experience.
